home selling: Come On In? Not Yet. A Vacant Home Isn’t An Invitation to Show Anytime - 12/08/13 08:37 AM

A vacant home is not an invitation to just come on in.  Often homes that appear to be vacant, really aren't and even vacant homes aren't always vacant. A friend or family member might be staying there temporarily, there may be workers present, the floors may have been newly waxed and refinished or an alarm may need to be deactivated. Viewing one without an appointment is equivalent to trespassing.  Michael Jacobs does a great job explaining why a vacant home isn't just an invitation to show anytime.

home selling: Is it Necessary to Include an Appraisal Contingency in Your Purchase Offer? - 07/10/11 03:58 PM
Is it Necessary to Include an Appraisal Contingency in Your Purchase Offer?

When a house does not appraise the buyer is usually protected by the mortgage contingency that is included in the purchase offer of the home or the contract of sale.  With a mortgage contingency in place, If the bank will only award you a mortgage for up to 80% of the appraised value of the home, and the house doesn't appraise at the agreed upon sale price then the buyer will not be able to get the full mortgage he's counting on and the mortgage contingency will … (40 comments)

home selling: The Longer the Shelf Life, The Less Chance You Have of Selling Your Home - 05/28/11 04:30 PM

For sellers with homes currently on the market, so often the first offer you get on the house will be your best offer, especially so in a declining market.  Though you may be disappointed with the dollar amount offered, you might want to consider that "the longer the shelf life, the less chance you have of selling your home" and maybe you ought to reconsider that offer.  Debe Maxwell does a great job of explaining just why.

How to Compete with Foreclosures
With the numbers of short sales and forclosures flooding the housing market, home sellers can find it discouraging competing for buyers against these low priced foreclosed properties.  Karen Bernetti has written a great post advising How to Compete with Forclosures.

Discouraged home sellers often ask me how their home can possibly compete against low-priced foreclosed properties in their neighborhood. My answer - the same way Neiman Marcus competes with Walmart.  They're really is no competition - just different products and different buyers.  There are different kinds of home buyers.  Sellers, you need to think about … (9 comments)

home selling: With regard to Short Sales -- TIME IS MONEY! - 01/31/11 07:28 PM

There's nothing short about short sales but there are things we can do to streamline the communication process and get it to move faster - afterall, "time is money" (why can't the banks just "get it").  Wouldn't it be great if there were a uniform package and process from all lenders across the board and wouldn't it be nice if they just answered their phones and did a better job of communicating?  Tish Lloyd says it all so well in this step by step approach to short sales.
