Sellers who are tempted to sell their homes in "As Is" condition, and resist making necessary improvements to their homes before selling, should think twice. 
Besides garnering a lower sale price and the home languishing longer on the market, you risk losing your buyer as well.  Afterall, if you haven't bothered with the small stuff, can they trust that you've maintained the big ticket items?  Here's a great post by Karen Bernetti that should be a must read for all potential sellers.
