suffern ny homes: Come On In? Not Yet. A Vacant Home Isn’t An Invitation to Show Anytime - 12/08/13 08:37 AM

A vacant home is not an invitation to just come on in.  Often homes that appear to be vacant, really aren't and even vacant homes aren't always vacant. A friend or family member might be staying there temporarily, there may be workers present, the floors may have been newly waxed and refinished or an alarm may need to be deactivated. Viewing one without an appointment is equivalent to trespassing.  Michael Jacobs does a great job explaining why a vacant home isn't just an invitation to show anytime.

Before the excitement of closing on your new home overtakes you, you need to do a final walk through of that home.  Jackie Connelly does a great job reminding you what to look for in that final walk through.  Most often the sellers will do a good job of leaving their home broom clean and with everything in the same condition you found it in when you made your offer on their home, but stuff happens and your final walk through is one way to  safeguard the buyer against that stuff.
If you're thinking of buying a home in Rockland … (4 comments)

For all new homebuyers out there, here's a must read list via Kevin Kueneke of of some do's and don'ts to help guide you thru the mortgage process.  Be aware of things that might effect your credit score and before doing anything that might skew things, check with a mortgage professional.

suffern ny homes: Do You Know What Your Monthly Housing Budget Is? - 01/20/13 12:03 PM
Do You Know What Your Monthly Housing Budget Is?
When qualifying buyers, instead of focusing on “How much home can you afford” think about "how much of your monthly budget are you comfortable spending on housing?"  The answers to both these questions is seldom the same.

The Monthly payment is a less abstract concept to the buyer than a homes purchase price.  It breaks down the numbers into something that the buyer can easily focus on and understand.  That monthly amount which hopefully will be equal to their monthly mortgage, will have to be paid out every single month no … (4 comments)

A picture is worth a thousand words and with over 85% of all home buyers beginning their search online, if there's no photo they just will move on to the next listing.  Cindy Jones makes a great case for why every seller should agree to have multiple photos of their home for sale posted.  Buyers will not buy what they can't see - whether in Northern Virginia or Rockland County in New York.
If you're a seller, don't make the mistake of listing your home without posting photos.
