It certainly looks like we've bypassed winter this year.  It sort of makes up for the rough and endless one of last year (2011).  No snow and mild temperatures have brought an early start to the spring market.  Let's hope it continues to stay that way and that it just gets better as we change the clock and head into the longer daylight hours.  More time to sell more homes!

This post was inspired by a comment on Gita Banwtal's post about tips for new agents at open houses by Lenn Harley.  Lenn commented there that "Believe it or not, an agent conducting an Open House in Maryland is NOT PERMITTED to discuss other homes for sale with prospective buyers".
Legalities vary from state to state. But, even when it's illegal to discuss other homes for sale with a prospective buyer while he is at your open house - there is a legal way to circumvent this to the advantage of all.

If you are purchasing a home and financing it with a mortgage, the bank will require an appraisal of the property to determine its market value before committing to a mortgage.  They determine the dollar amount they are willing to lend you based on the appraised value of the house as opposed to the purchase price of the house.  Hopefully the two numbers will be one and the same.

Last week I wrote a post about the Suffern Farmer's Market - October 23, 2010  - Last One of the Season  - the grand finale and last week that was in fact accurate reporting.  But this week, believe it or not the Suffern Farmer's Market is back again.
