real estate: Why a Seller should not be at the home inspection. - 09/19/14 02:35 AM
Often times sellers ask me if they have the right to be at their home inspection.  The answer is "yes" they have the right but my recommendation is for them not to be at the home inspection.      There are a few reasons why I recommend this for my sellers.    
 
1.   This is the buyer's opportunity to really get to know the house.   Most likely they only saw the house 1-2 times and spent less than two hours at the home.    A typical home inspection is 2-4 hours and this is really their moment to be introduced to the home.    When … (1 comments)

real estate: Is a Flagpole a fixture? - 07/22/11 02:18 AM
I get a call from my seller after the final walk thru happens and the question of the day was "Does my flagpole go with the home?"       My answer was - that is an interesting quesiton and I don't have a clear answer for you right now.    He goes on to tell me that he has an emotional connection to the flagpole and his son already dug up the concrete and removed the pole and concrete and put it in his yard.       This was the first I ever heard that was anything interesting about this flagpole.

In the process of buying a home there are many decisions that buyers have to make along the way.   Some of these decisions include:  How much can I afford?    New construction or Resale home?   Is this a good time to buy?   How much should I offer on a home?    What type of inspectors should I use?   Is this a good investment?        The list of questions could go on and on and on.     However, in my experience as a Realtor, I believe one of most important and often neglected questions tends to be "Is this the right home for us to purchase?"
