real estate advice for realtors: Finally got an Iphone - 09/19/09 10:28 AM
I just got my first Iphone yesterday at the local ATT store.  I was hesitant at first becuase in my home town area of Eureka, CA in Humboldt County, ATT had just moved into our area about a year ago and I was afraid that its service would not be as good as the cell provider that I have been with for the past 4 years, US Cellular.  But all the applications that one can do with the Iphone intriged me enough to finally make the plunge and go for it.  (I still have service with my current provider, but there … (5 comments)

real estate advice for realtors: Persistence and Patience Pays - 09/10/09 07:12 PM
I have just finally finished connecting my home Internet system using an Internet router/modem that I had to connect myself.  I almost gave up trying, but I kept persistent at it and as you can see, I am now online blogging about it.
So what I learned from this experience is that, no matter how many times you fail, always keep trying and do not give up, because on the last try that you give up, is when you are about to achieve your goals.  This can be translated into real estate sales, or helping your buyer find that dream home, … (1 comments)

real estate advice for realtors: Extending Escrows, Part of the normal real estate transaction - 12/10/08 05:27 PM
I am working on a real estate transaction right now that keeps getting its closing date extended and extended.  I know that in a real estate transaction, one can never know when a deal will fall out of escrow.  I had one that was about to close right before Thanksgiving, on November 26 in fact, and the Friday before, the buyers called me and told me that the gifted funds from their relatives to help with their 20% down payment, is no longer available and we now cannot complete the transaction without those funds.
That was a blow to the waist … (0 comments)

real estate advice for realtors: Stay In Contact with your Past Clients and They will Come back to List with You - 11/10/08 01:35 PM
Today I received a call from one of my past clients who I had the listing of last year.  We had the property listed for six months last year and it did not sell, partly due to the listing being slightly over priced, and the other part due to the changing economy and falling housing market.  So we took the property off the market and my seller decided to rent out the property instead.  But through out the past year, my seller and I kept in constant contact, she would ask me for advice about how much rentals are going for … (16 comments)

real estate advice for realtors: Celebrating Family and Success after Failure - 11/08/08 02:39 AM
Yesterday was a good day.  Good days are rare nowadays with the economy gone bad, high unemployment rates, home sales and home prices decreasing by the day, and anything else you can think of that affects your pocket books.  One thing to keep in mind out of all that is happening around you is to remember to keep your health in good shape and your family happy.  Yesterday was my brother's birthday and I took time off from work to call him and wish him a happy birthday and that we will be coming up to visit him on Thanksgiving.  He … (0 comments)

real estate advice for realtors: Should Real Estate Agents List a Property on the Multiple Listing Service if the Property is not physically ready to be shown or marketed? - 11/05/08 08:49 PM
In today's real estate market, having a listing is great because it puts you out there and shows other agents and the public that you are still in business and working hard.  But what if you were given a listing that the owner has vacated for years, and now the yard has overgrown and has become a large jungle and there are a few abandoned vehicles on the property?  What if the house on the property appears to be very unclean also?
Would you as a real estate professional put the property on the market right away and put your sign … (10 comments)

real estate advice for realtors: Work Around Your Clients' Schedule and they will appreciate you more - 10/22/08 05:58 PM
My clients own a business in the Bayshore Mall here in Eureka, CA and they are very busy people.  They have to open the business with the hours of the mall, and close with the mall as well.  With that said, I respect their work hours and with their business being a family business, they have small blocks of time when they are free to look at houses or sign contracts and disclosures.
Today was no exception.  Knowing that the mall would not be as busy in the early afternoon hours, I strolled by my clients' business to see if they … (6 comments)
