By pulling the tax records it looks like this product was around five acres that had been subdivided or put in to a residential condominium regime. Times are tough on folks and this one was taken back after 100's of thousands of dollars pored into it. maui foreclosure: 28% is average on a Maui REO listing

Out of 50 single family homes, not condos sold this year (2009) 13 of those home buyers paid more then list price and 37 of those home buyers paid less then list price. By my calculations out of these 50 homes there was a 28% price reduction at closing from the original listing price. Interesting enough we’ve read that the banks (REO) will take 40% less then foreclosure price, yet our Maui statistics show us that 28% is the average. Monday was no foreclosure, the state was closed for labor day. Tuesday; yes, Bitter Sweet. There was no foreclosures today yet there were nine postponements. Just John, Doug, Albert and I. The foreclosure was attended by three attorneys, two fee service providers, legal aid folks, one Broker and a host of local regulars, 20 plus people John from Na Hale O Maui wasn't there which was unusual, yet is employee was there. Then three properties were auction offed. There were over 35 postponements and two cancellations do to filing for bankruptcy!
