One of the questions people most often ask me is the market sustaining sales? And if so are they cash or loan. Every month I crunch the numbers to give these clients and friends an answer. This past month of September was and is a typical display of our Maui Hawaii real estate market in its volatile uneasy state.
 
Condo minimums Sold in the month of September 2011
81 units sold
Cash 52 units = 65%
Loan 29 units = 35%
 
And just the opposite for Maui homes

There was a bit of a scene at the Wailuku Foreclosure Auction on Friday the 4th of February. A protester showed up and made some relevant points and that the same time made some points that seems far from truth. The protester became louder and harassed verbally; until the Foreclosure Auctions were disturbed a total of four (4) times. For the RECORD we all have the right to freedom of expression and to protest in a “non violent” “non threatening” way. There were No Foreclosures today, something is going on this is the third day in a week with No Foreclosures. Any insight to this would be helpful!? Is it the supreme court case? Is it the Banks willingness to work out short sales and modifications. Are people filing for bankruptcy? Have people caught up with their past debts? Or are the banks just waiting for the market to stabilize and level off? Is the grey inventory, shadow inventory too high on Maui?
