coal city: Interesting sale - 07/25/08 08:04 AM
There was a 12.27 acre parcel of land for sale to the southern-most tip of my town, Coal City, IL.  Instead of listing with one of the local real estate professionals the sellers opted for a company that sells primarily land and commercial developments. I can dig that...makes enough sense from a fundamental standpoint to use a company with expertise in that area.
The lot went up for sale at $920,250 on 8/16/07. Now many of my readers are from around North America- so take my opinion that I thought that price at $75,000 per acre was a little high.

coal city: Local kids win World Series...recent edit - 05/31/08 12:50 PM

The Joliet Junior College Wolves have won the NJCAA Division III World Series Championship! Two local young men were very pivotal in leading the Wolves to the top of the junior college ranks: Wilmington's Dillon Roark was the tournament's Most Valuable Player as well as taking honors on the all-tournament team, the NJCAA Division III All-American first team and the N4C All-Conference team.
Coal City's Brandon Howard joined Roark on all of above honorary teams!

Way to go fellas! Way to make your towns proud!

Roark compiled some gaudy statistics on the mound on his way to a … (3 comments)

coal city: Coalers Advance to State - 05/27/08 03:11 PM
For the first time in school history, the Coal City Coalers are heading to the state baseball finals! The Coalers avenged a football playoff loss to Addison Driscoll with a crushing 8-4 victory on Monday afternoon at Benedictine University in Lisle.
The Coalers will be playing Stanford Olympia at 4:00 this Friday at Silver Cross field in Joliet, home of the Jackhammers. Should they win they will battle the following evening for the state championship...if they fall- they will play the afternoon game for third place.

coal city: Coal City Absorption 5-18-08 - 05/18/08 03:10 PM
One of the most overlooked aspects in selling homes, I believe, is the absorption rate or the ability to sell off all the homes in a region that are currently for sale. It is tallied in a relatively simple manner- even for non-stat nerds (which I, unfortunately, am NOT a part of)...
Take the number of homes that have sold in an area over a period of time (6 months, one year, whatever). Divide it by the amount of time (six months by 6, one year by 12 and so on). That will give you the amount of homes that sell per … (0 comments)

coal city: Kennedy Homes Goes Bye-Bye - 04/01/08 04:32 PM
Kennedy Homes has pulled out of Coal City where it was building Richard's Crossing subdivision. The home builder which ran billboards and signs boasting "Big Homes- Less Money" for nearly two years in the Coal City area has left....hardly to be heard from.
Kennedy Homes, which generated $214 million in sales in 2006 and was the area's 11th largest home builder, according to Crain's Chicago Business, would join Warrenville-based Neumann Homes on the bankruptcy circuit but has filed suit against some of the Chicago-area's top banks. It seeks $100 million in damages and the rest in punitive compensation. The suit contends the … (0 comments)

coal city: Ball Till Ya Fall - 01/21/08 01:47 AM
So I'm up watching TV late last night.....11:30 or later, who really knows? I catch the last half of multi-platinum rapper, Snoop Dogg's new reality show: Father'hood. I've seen the show before and I like it. To me it's both funny and interesting to see a "big-bad" rapper at home vacuuming, playing with the kids, eating a regular dinner with the long-time wife (and high school sweetheart, mind you), etc.....
Snoop does what I can only describe as a "street" word or phrase of the day. This episode's was:
"Ball till ya fall"
Meaning, make as much as you can-----------while you can.
Real estate isn't … (9 comments)

coal city: Cheer on the Coalers - 11/11/07 02:09 PM
Saturday, November 17th the Coal City Coalers football squad (and most of the town) will be heading north to take on the Driscoll Catholic Highlanders of Addison in semi-final action. This marks the 3rd time in 4 years that the Coalers have gone to at least the final four!

Unfortunately, the last time Coal City ventured to the semi-finals they fell to none other than Driscoll.
Driscoll, a private school with the ability to recruit players from outside 'normal' boundaries has won SIX consecutive state championships. The Coalers will have to give it their all and not be intimidated by the "big … (1 comments)

coal city: Now more accessible - 05/20/07 05:06 AM
Hey everybody, please welcome me to the 21st century! For some time now I have been distancing myself from my competition technology-wise. I'm still one of the few local agents that makes a significant dent in the ‘net with my website, http://www.jimludes.com/. I've also been connecting with many of you via the craze of myspace.
This week I made myself more accessible that ever with the purchase of a Palm Treo 700wx. I've always prided myself on staying on top of my emails and phone calls. NOW I can get my email and/or text messages all day long- the winner is … (0 comments)
