Custom Home Trends We Weren't Expecting in Las Vegas

Historically for Las Vegas luxury real estate, custom home builders had a price range, excluding the lot purchase, from $3 million and above. The square footage of custom homes would start at 3,500 and go upward. That was before Covid-19 entered our world.In 2021, the custom home builder market has totally changed. With high tax states being the catalyst for buyers to relocate to cities like Las Vegas and a materials shortage from lumber to appliances, you'll be quite surprised to learn what it takes for a custom home builder to accept you as a client. Our custom home, relocating prospective buyers with budgets in the $3 million to $5 million price range historically expected to buy a lot with Las Vegas Strip views and build a 4,000 square foot home with pool and great landscaping. Now, the lots with Strip views are priced over $1 million, if you can find one, and the total lot, custom home construction of 4,000 to 6,500 square feet, pool and landscaping will somewhat exceed the $5 million budget. But wait, that's not the surprise as you've already assumed increasing your custom home budget from $3 or $4 million to $5 million might be a possibility. Yes, for that budget you can build an architecturally predefined custom home with a choice of specific plans and lots with desert views by a well-known, contemporary home builder. But what about the buyer who wants a totally custom home with lots of features?One of the major custom home builders we've known for many years is no longer accepting clients unless they meet certain criteria. The minimum, yes minimum, square feet they will accept for new clients is 10,000! It gets better. Their typical client is now building custom Las Vegas area homes with 15,000 to 25,000 square feet and of course on lots with amazing views. Some have helipads too!No doubt the custom home trends have been impacted by Covid-19. Clients now want a private compound with a home that can accommodate multiple family generations, a gym, movie theatre, separate quarters and much more. Summerlin is one of the largest master planned communities in the US. It's in Las Vegas and is a highly affluent and desirable destination for home owners. One would expect new Summerlin homes wouldn't be affordable, especially since Summerlin home prices can reach up to $30 million!! Add to that all the relocation focused luxury home buyers now relocating from high tax states to Las Vegas while covid19 continues to challenge the entire country.You are probably asking yourself what's price range is considered affordable in the Las Vegas Summerlin area. It will surprise you. How about a base single family home price in the low $300's? Until recently that price point wasn't easy to find in Summerlin. We're in the desert and when I think of pine trees I think of beautiful northern forests. You know the ones where you walk into them and your nose is overwhelmed with the awesome pine smell. Try doing that in the desert. Your nose might just get full of sand.Why Scots Pine I have no idea. I can tell you this is going to be a beautiful luxury single story new home community with home square footages over 3,350 sq ft per the builder. The community will be gated and the base home prices are going to start in the $800's. Is It 2008 Deja Vu for the Las Vegas Real Estate Market?

In late August 2018 the Seattle Times published an article proclaiming Las Vegas is now the #1 real estate market in the US. No doubt at Luxury Realty Group our agents have been seeing this coming with rapidly shrinking inventory being chased by many buyers. Is this Deja Vu for Las Vegas for 2008? We don't think so but we do believe given the other major US cities that are seeing a real estate price plateau that Las Vegas will head towards a more normal resale market in early to mid-2019. For new homes, the Las Vegas real estate market we believe won't reach a more balanced market for many months due to extremely strong demand for contemporary architecture homes against the backdrop of decades of Tuscan and Mediterranean style resale homes. There is an inventory shortage of these new contemporary homes and if the new home builders are smart they will now level off what has been a too aggressive raising of home prices. We would welcome a more normal new home market so buyers would have a better chance of owning a new home. Some builders who are requiring auction bids on lots are turning off potential buyers and those buyers most likely won't return to our market anytime soon. A recent study conducted by Porch.com shows indeed the name of the neighborhood can indicate wealth. We find that to be true in Las Vegas. One of the US largest master planned communities is in Las Vegas and is called Summerlin. Summerlin consists of 30 Villages of which 23 are completed or under construction and 7 are planned. Each Village can have 1 to over 26 neighborhoods.Overall, Summerlin Village condo and home prices range from $176,000 to over $20 million! Just How Shady Are Shadow Point New Homes in Sunny Las Vegas?

I just love how Las Vegas new home builders come up with the names they do for their new home communities. In Las Vegas, in the very popular Summerlin master planned area, we have very high demand for new homes and tight inventory from $500's into the millions. With Las Vegas being a desert community and with an average of 294 sunny days, it made sense for the builder Toll Brothers to name a community Shadow Point provided there's a significant shadow area. So we went to look for the shadow point. It's not there. However, we did find lots of shadows from the lines of buyers wanting to buy at Shadow Point in this pre-model construction time period.This is a very unique gated community in the very popular Summerlin area of Las Vegas. What makes it unique are two factors: 1) It's an all single story community which are becoming nearly extinct in Las Vegas due to the major rising cost of land for single story homes 2) Each of the three floor plans offers a pop-up bonus room on top of the home that's like a loft area. Depending on the lot selected, the potential for views of mountains or the Las Vegas Strip from the pop-up windows and exterior deck is a possibility. With prices now in Las Vegas Summerlin for luxury new homes typically priced in the $500's to millions, you can see why a new home builder will have lots of interest when they first open. At that time you're basically buying off of floor plans and drawings since model homes haven't been built at that time. You're also at that time getting pre-opening prices as well as access to great lot selections. As of July 14, 2018, Shadow Point is just now framing their model homes and the pre-model home prices are still available. In the past two weeks I've been interviewing many prospective real estate agents to work for one of our Luxury Realty Group offices in Nevada and California. Am very surprised how many of the agents I've interviewed aren't focused on running their business for success. The job boards like Indeed and ZipRecruiter underscore this with so many candidate resumes showing a real estate license plus another job.The potential to be successful is there but only if you have the motivation and passion to make it happen plus exceptional training. It won't happen if you buy a quick fix solution from one of the many Facebook sponsored ads I am seeing lately that tell you they have the secret for generating huge amount of leads. Don't fall for it. All you do when you purchase one of those lead schemes is make the sponsor rich and you have one more procedure or weak training that teaches you and a 1,000 more agents the same tired solutions that have already been worn out. So now you ask how do you become successful? By having available in your brokerage the following:1) Great, highly effective, proven results training by the broker or broker's trained consultant staff2) Innovative, disruptive technology that gives you a competitive advantage against competition3) Social media marketing training that goes way beyond the beginner level and yields measurable results4) Technology that eliminates the need for agents to have to spend $10,000, $20,000 or as much as $40,000 per our surveys of buying IDX solutions from companies that own your website forever, charge you for every little change and only serve the status quo because they can't afford to provide you the most leading edge solutions including SEO or they'd alienate their other agent customers5) Stock ownership by the agents in a brokerage should be common but its not. Agents need incentives to work hard, be passionate about their business and their brokerage and to provide 110% excellence services to their prospective buyers, sellers and past clients.6) Diversity should be a core cultural part of the brokerage's missionAll of those points and many more are why Luxury Realty Group's business model has become what it is today. Course no one can guarantee future results of real estate investing. However, it seems like a long time since we've seen interest rates worth anything from banks. So where do you invest your money? Real estate continues in my opinion to still be a good investment in the right locations. Take Las Vegas for example. As a broker in both Las Vegas and in California, I agree with the recent Forbes article that Las Vegas is ranked number 6 in cities to consider for buying real estate now. If you want to see just how Las Vegas has performed regarding real estate appreciation, consider the zip code real estate appreciation maps for Las Vegas. for years 2014, 2015 and 2016 created by a very reputable statistical tracking souce. I think you will be as shocked as I am for seeing some zip codes with appreciation as high as 25.7% !! No doubt in 2009, the news media viewed Las Vegas as having collapsed with huge losses in the real estate world. Consequently, little attention has been paid to the Las Vegas real estate market since that time. If Las Vegas interests you or your clients for real estate investment, a second home or as a primary residence it may just be time to inform your real estate clients of the zip code appreciation trends being experienced in Las Vegas. It's clearly no longer the world of 2009 in Las Vegas now.
