This handy dandy table was provided to me by one of my representatives at First American Title and shows the number of Southern Nevada properties that were scheduled for a Trustee Sale (auction in other states) by zip code for the month of May, 2008.

We are often asked "What the Listing Inventory" is for Las Vegas real estate and it's often cited in the local news such as the Las Vegas Review Journal.
I never have really liked basing a decision to buy Las Vegas real estate because of the amount of inventory available and that's because there are so many more factors that are more important in my opinion... like..um... does it make financial sense?

According to the latest February Trustees report provided by First American Title, the number of Bank Owned Las Vegas Homes does not appear to have any future supply problems. 
As you'll notice, not too many get rich in pre-foreclosures or Trustee sales going on here with the vast majority of ownership for these Las Vegas homes going to the bank. With the number of Las Vegas Bank Owned Homes available for sale already, there is little to zero reason to purchase Las Vegas homes at a Trustee's sale with all of the risks involved.

My thoughts and current news for Las Vegas real estate and the whole real estate confusion:
Stimulating the economy by giving away money probably is not the best long term solution IMO. What really needs to be done to stimulate and build a solid foundation of investing in real estate in the United States. Lowering the capital gains tax for REAL ESTATE INVESTORS draws interest from true investors which would certainly help clean up the FIASCO currently going on.
Invest more money into renewable energy Southern Nevada Goes Solar.  The technology is there. Invest in it.

The Annual Las Vegas Appreciation MapAw yes, it's the dreaded time of year when the Las Vegas review journal releases their zip code map showing appreciation or depreciation rates from the following year.
I don't know if anybody ever reads the article that goes along with it but as the creator of the map will even tell you:

The latest seven day price reduction report is showing up as 2,971 Las Vegas homes reduced in price for the past seven days. Since I first started glancing at this back in January it's been consistently hovering right under the 2,000 range until I noticed the big number for today.
For Las Vegas real estate sellers, if you have not had a price check or status report for a couple of months, you probably should get one since there has been a consistent reduction in prices this year - especially for the bank owned homes.

Will Lake Mead Dry Up? 
It appears that falling real estate prices in Las Vegas could be the least of our worries according to two researchers from the Scripps Institution of Oceanography. In the latest news release, some very disturbing statistics were released including a 10% chance that Lake Mead could dry up by the year 2014 and a 50% chance that Lake Mead could dry up by 2021.
And while we are at it, let's throw in the 50% chance that the levels for Lake Mead will be too low to generate hydroelectric power generation by 2017.

I'm certainly not a pressure sales type of real estate agent but I had to bite my tongue on this one. It was a brand new Las Vegas town home that was standing inventory and this particular builder had slashed prices by up to $85,000. On top of that, we also negotiated and had the green light from the builder to throw in some nice stainless steel GE Profile appliances and to buy down the rate to 4.85% on a 30 year fixed rate mortgage to use their lender. … (0 comments)

An Interesting Article Predicting the Future Prices of Las Vegas Home Values
I was forwarded this article "How Low Can They Go"? that was written by Fortune Editor in Large named Shawn Tully of Fortune Magazine that basically is predicting where real estate prices need to go before the real estate market bottoms out using "Exclusive Calculations". 
Using these "Exclusive Calculations" they came up with "The Top 25 Real Estate Markets Poised to Fall".
