For home sellers...when it comes to pricing your home for sale...             
When it comes to marketing a home most recently home sellers and their agents have used local sales and curently active listings  in the immediate/general area as guidelines on pricing. However it’s also critical you have an understanding of the current local "competition".   Notice I didn’t say comps/comparables which we often refer to. Instead meaning not only those that have actually SOLD/CLOSED it’s also about the ACTIVE homes now for sale. BREA, CA...see why I Love Living in BREA!
Brea, CA is a somewhat small Southern California community, however with newer construction in our hills, the population has grown to a little over 41,000 compared to the 25,000 in the 1970's when we first moved to BREA.  Located in "northern" Orange County at the edge of the foothills we're contiguous with L.A.
