When it comes to marketing a home most recently home sellers and their agents have used local sales and curently active listings  in the immediate/general area as guidelines on pricing. However it’s also critical you have an understanding of the current local "competition".   Notice I didn’t say comps/comparables which we often refer to. Instead meaning not only those that have actually SOLD/CLOSED it’s also about the ACTIVE homes now for sale. The photo on the right is one I took last year at the event in Placentia, (Orange Co.) CA. This one included 2 young local beauty queens, Katie (clutching her CHOCO Bear) who was a cancer patient at the Children's Hospital of Orange County. Also included is Katie's big brother Kyle and the Placentia store manager who made everyone feel right at home.

When it comes to home buying or home selling it's crucial you have a good understanding of not only the process, but also the requirements and standards of practice when it comes to real estate disclosures.
Yet another item we commonly use by practice (not statue, not yet) however yet required and mandatory by many offices is the STATEWIDE BUYER SELLER ADVISORY(SBSA). This is a 10-page Advisory for both the buyer and the seller in the real estate transaction.

Brea, CA Real Estate Sales Report for May 2010 ~  Brea is located in northern Orange, Co. CA and is next door to Los Angeles County to the north/west  and San Bernardino Co. to the north/east.
Brea Single Family Homes for May 2010:

84 (almost idential to one year ago)  re-sale homes were for sale,as compared to 71/65/67/61/52/61/53/50/59/56/67/81 respectively for the past few months.    24 pending sales & back-ups, about the same for the past few months compared to 25/21/28/42/33/20/23/18/15/24/20 in prior months.   15 homes closed in May down considerably from last two months and compared to 27/28/19/19/17/29/33/23/20/22/15/24/29 respectively in the prior 12 months.  Average selling price in Brea was $544,200 for 2182 square feet, $243.05 (up … (16 comments)

The Disneyland Hotel in Anaheim, CA was the site of PWR Connect,  the Pacific West Association of Realtor's Annual Trade Expo on Friday, May 2nd."Catch the Wave" was this year's theme for the event attended about about 2,000 REALTORS.
