Spring is just around the corner in Louisville, Kentucky! Our housing market is picking up as usual, but this year has an interesting twist: inventory (the amount of available homes for sale listed) is low. As a result, we are seeing multiple offers on the same properties. According to national reports we are seeing, prices are expected to slowly rise over the next three years or so. The housing market report for this past month of February 2013 actually reflects a decrease in both the number of houses sold, and a slightly lower price. This number also includes "virtual listings," those listings for land with proposed new construction homes to be built. Inventory remains low, and people are holding off on selling in the hopes that home prices will rise. Both the average and median selling prices have gone down this past month.
