coral springs realtor: Should I buy a home now? - 01/21/08 09:16 AM
ABSOLUTELY!!!!  There are some fantastic home buying opportunities available within the area of declining market values.  Don't wait for the market to be back in appreciating market values. There are likely many Pre-Foreclosure and Foreclosure Values right in the neighborhood that you've been considering to call home. These are called Values due to Lenders willing to accept less than the Fair Market Value; translation to you: true home values.
Call me at 954-464-1100 or email me at lynnp@ImagineYourHouse.com should you need some help in finding your home that is a true value!

coral springs realtor: Will it get worse...before it gets better? - 11/01/07 02:18 AM
The latest information just released shows that Foreclosures have more than doubled nationwide from a year ago with Nevada, California and Florida leading the way.
Even with all the attention that the housing industry has been receiving from President Bush urging lenders to work with struggling homeowners, the workings of the Mortgage Cancellation Act and more, foreclosures won't be going away anytime soon. There's a pretty good chance that you know someone in your neighborhood facing foreclosure. WOW. It really is a distressing time for the homeowner...just look at the number of families who are facing such devastating circumstances. As a Realtor here in Coral … (18 comments)

coral springs realtor: No Photos....what? - 10/31/07 11:35 AM
A picture is worth a thousand words, they say, isn't it? Or perhaps not, as some fellow Associates would lead us to believe. How many times have you been searching for your well qualified buyer to come across a listing in their price range, in their desired neighborhood with NO Photos? What? No, that's impossible, why would an agent knowingly not display photos? Then you scroll down to review the rest of the listing and to see the seller is offering a 6% commission.  Paying a 6% commission and their home isn't being shown in a most favorable light? There should be … (14 comments)

You have more time than you probably think you have. Selling a home a as a short sale can allow a homeowner to escape Foreclosure and to get on with their life in hopes of rebuilding their life and their credit.
Sellers need to have a proven hardship and they themselves need to be able to put it in writing haven been written to have a dramatic effect on the person reading the letter and it must be true. The sellers hardship will need to be backed up by documentation of hardship plus financial statements provided such as tax returns and bank statements, etc. If the seller simply wants to move because he/she … (8 comments)

coral springs realtor: Did you know this about the 1099-C and cancellation of debt???? - 09/20/07 10:25 AM
I'm being informed from a National Real Estate Training Institution on Short Sales about the following news. I'm certainly agreeing that this is a real WOW.  The IRS issued a news release on Sept 17, 2007 in an attempt to clarify the 1099-C in regards to foreclosures.
This will show you how the IRS determines your potential liability in a short sale or a foreclosure.
How to figure cancellation of debt income
1. Enter the total amount of the debt cancelled/forgiven.                                             ____________________
2. Enter the fair market value of the property from Form 1099-C, box 7.                        ____________________

The short sale properties quite often are priced below market value. Wow, so imagine investing in a property that has the possibility of instant equity.  A number one reason and benefit of purchasing a short sale home. The seller is a distressed homeowner and will not have any money to contribute to closing, repairs, etc. And the lender does not allow the seller to have any money to contribute.  With this in mind, buyers cannot … (15 comments)

coral springs realtor: We are really going to be feeling the Punch of adjusting ARMS in the months ahead. - 09/17/07 08:41 AM
I spoke with a client today who's mortgage is adjusting in October by a huge amount. I about fell off my chair! How could these type of mortgages be offered to homeowners whose future income would not guarantee supporting such an increase in a mortgage payment? Shouldn't these future rate increases been approved based on the homeowners original income at time of original application? This is a homeowner who has been making his payments on time to date yet he has not acquired any equity in his home so he won't qualify for President Bush's plan. We are only seeing the tip … (6 comments)

coral springs realtor: How do I qualify for a Short sale of my Broward county home? - 09/11/07 08:50 AM
What is your hardship?  You must be able to demonstrate a hardship. So what exactly does that mean? You need to let your lender know why you simply can not pay your mortgage. For example:
You or your spouse has lost a jobYou or a family member has had a medical illnessYour interest rate has adjusted and you cannot afford your new paymentYou have gone through a divorceAnd other reasons that would demonstrate such hardshipSimply making a bad investment would not qualify as a hardship. Also, you can not have assets that you could use to make your mortgage payments; no stocks, bonds, excess … (0 comments)
