We're now within the season from here to Thanksgiving through Christmas that particularly reminds me of the many reasons for which I'm thankful for, that include my family, God, friends and my passion for helping others in Real Estate. This post was brought on by a recent Short Sale closing here in Coral Springs.
 
Typical, never a dull moment, Short Sale happenings resulted in another Short Sale closing here in Coral Springs Florida. We had what seemed to be all the common Short Sale delays yet we perservered and made it to the closing table. Yes we can.

As I've said plenty times before, I want to remind you that Short Sales do close. When you are being told or you hear that not many Short Sales close you need to simply plug your ears and talk to somebody who will tell you another story:
 SHORT SALES DO CLOSE. 
Those who list Short Sales and are good at their chosen profession; that of helping others avoid foreclosure by listing and closing Short Sales will tell you hands down that they can and with great frequency get Short Sales approved and closed. I just closed today on a Short Sale here in Coral Springs in the community of Wyndham Lakes in Coral Springs. I actually received two approvals with the same Buyer. How did that happen, you wonder? It happens when you start out with a Traditional Short Sale and changed mid stream to a HAFA Short Sale. It seems so odd to say "Traditional" Short Sale as just a few years ago what is so "Traditional" about a Short Sale? This just shows you where the Real Estate industry has evolved.

I do not routinely post on all of my Short Sale closings here in Coral Springs and South Florida, yet I thought I'd post on what seems to be a trend in Short Sales; Homeowners Associations want it all.
I was able to get this Short Sale approved for my Seller here in Coral Springs and it required the back and forth negotiations of the homes fair market value when the Lender wanted to net more than the offering price was going to net. Says, HGTV in their current House Hunter episodes and numerous other Realtors who handle a great many Short Sales. As a Short Sale Realtor here in Coral Springs Florida and South Florida, I do not present multiple offers.
So my question is: Why would media even display scenarios where multiple offers are submitted if it's a negative to the Short Sale transaction. Why would HGTV present home buying scenarios where Buyers are submitting offers on Short Sale homes that already have multiple offers? Have you been going back and forth with your Lender trying to get your loan modified? Have you sent in all of your required financial documents for them to consider modifying your loan, such as:
Pay stubs, bank statements, tax returns, income & expense statement, hardship letter and any other document that they have requested. You might have even had to send the above documents several times as they sometimes do not reach the appropriate party. Now, after all the back and forth, your Lender indicates that you don't qualify for a loan modification. Some will claim that they can put a value on a property within 15 minutes, some take a few hours and some know right away. I'm floored with the last one who claims to know right away.

I ran into this today when I followed up on a Short Sale package that I submitted to a Lender and 1 minute into the call they came back at me that my offer will never work because they value the property at twice as much - Gosh, how did they do that? Wow, they're fast!
