The dreaded 'M' Word - MOLD.  Here is a home inspectors (Jim Quarello) point of view who actually used to provide the service and explains what is necessary to become 'certified'.  Some people feel that it is a needed additional service that they provide to quell buyer fears of a mold infested house.  Problem actually is .... mold is everywhere!  It's not necessarily bad unless it's like the pictures below in the post.
Excess mold is a problem and so is excess paranoia of a substance that is around us all day, every day.

Just went through my main website and updated the Closing Costs per State put out every year from Bankrate. What I saw was shocking!  In the State of IL there was a 36% increase over 2009.The average costs in 2010 are now $3505 which was an increase of a whopping $876 per buyer!  The super sleuth in me says 'where is that money going and to whom?'  Who's ripping off the consumer now?  Why the increase?  The entire industry was just overhauled to keep costs down and to protect the consumer.  More disclosure helps protect the consumer right?  Hmmm.Well for those … (4 comments)

So with much fanfare we have the 'new' tax credit that should be signed shortly by the President. This post was written by Claudette Millette from Ashland MA and I think that this post gives most of the guidelines that you will need.
So the deadline for this tax credit will be:  Purchase contract by April 30th and close by June 30th, 2010.

FHA Appraisal Requirements Effective for all case numbers assigned on or after January 1, 2010, the validity period for all appraisals on existing and proposed and under construction properties will be 120 days.  This change aligns FHA’s requirements pertaining to the validity of an appraisal with current industry practices. This is a change from the current validity periods of six months for an appraisal of an existing property that is complete, and 12 months for proposed and under construction properties.

You should always do a home inspection both with existing homes and with new construction!  Never give up your rights to an inspection to move along a sale without thoroughly thinking of the consequences.  For REO's and foreclosures you can do the inspection before making that offer. 
But Lyn ...... that will cost me money and I don't have the house yet?  Yes, and if the house turns out to be a bad choice, it will be the best money you could have spent!  NO SURPRISES, that's my mantra!
