Is this for real? Can this stuff really happen your asking yourself?

I'm here to say YES .... it just takes a little investigative work, credit knowledge & how you've paid your bills in the past.

Well, I've had a few credit bumps in the highway of life Lyn. Can I still get help?

The @HomeIllinois mortgage is a safe, 30-year, fixed rate mortgage. That means your interest rate will never change. Are you concerned about saving for the down payment? With @HomeIllinois, the buyer contribution is $1,000 or 1 percent of the purchase price, whichever is greater. So for as little as $1,000 out of pocket, you can get into your first home.

How's it work?

Hey, Buyers don't want free money!

Lately, I have been working with a loan officer that has been having some great luck with buyer down payment assistance money.  He is offering a few programs that others are not & that kind of money just doesn't come around all that often.

So .... don't you think that buyers WANT this info?  I'm saying, they're saying 'MEH'.  Let's throw in some shoulder shrugs to boot here.

So at open houses when I suggest they take 3 sheets stating the program benefits & the criteria (yes, the fine print so to … (6 comments)

down payment assistance: You don't need a 20% downpayment .... - 08/25/16 04:36 AM
For many first-time buyers, saving for a down payment is the most difficult step in the home-buying process. However, it's a common misconception that you need 20 percent down to buy a home.

Actually, lenders across the country offer mortgage products with very affordable down payments — some as low as 3 percent.

Owning a home has always been a key component of the American Dream; in fact, many surveys show that 65 percent of Millennials agree that homeownership and the American Dream go hand-in-hand. Home ownership also comes with several benefits like building equity, receiving annual tax deductions … (6 comments)

down payment assistance: Need Help with a Down Payment? - 03/22/12 03:29 AM
Need help with a Down Payment?
Here is a new program that I found that can help some households become homeowners! Here's how this works - as a buyer needing help with downpayment or closing costs you must get pre-qualified by a lender that is participating.  Not all lenders do this program!  Then once you are pre-qualified from the lender and have your approval in hand we begin to look for houses that you like.  So there is 'homework' that must be completed before you can start looking at homes!
So here are the particulars of this program:

REO's and Foreclosures - Think they could possibly be for you? I just sold and closed two foreclosures recently and the two sales couldn't have been more completely opposite!  One needed work (203k) from head to toe - you know the kind you hear about where the seller decided to cut parts of the furnace out of the unit!  The other was fabulous with a remodeled kitchen and 42" maple cabinets.  That one needed painting and new carpet but needed minor TLC.  It had the best location backing up to a pond!  What did these buyers both have in common?
