lyn sims: Northwest Suburban Real Estate Market - Is it Spring yet?
- 03/10/12 06:47 AM
Real Estate Market Update - Northwest Suburbs - February 2012 Interest rates are low and housing affordability has been the best in decades and yet I was hoping the market would be ending a little better. FHA buyers will be taking a hit to their pocketbooks in April with higher monthly mortgage insurance costs looming on the horizon. It seems that with each slight lowering of interest rates the banks are elevating the closing costs for buyers to offset that bonus. Makes you wonder who's side they are on? Obviously, their own and not the consumer. The graphs show that February

lyn sims: Schaumburg Homes - What percentage of homes are foreclosures?
- 02/01/12 06:05 AM
What percentage of Schaumburg Homes are foreclosures? When we look at foreclosure numbers that perhaps we have heard or seen on the news, often times they are for trends that are national in scope. We always have to sharpen our focus and whittle down those statistics to the state level, then by metro area, then finally by the town itself. Don't pay attention to the media which is great for over dramatizing news especially when it comes to the housing market and foreclosures. Granted, there are some very hard hit areas of the country and we are fortunate here not to

- 01/27/12 06:29 AM
High End Foreclosures in the Chicagoland Area for 2011 You'd have to admit that 2011 has been another unusual year for all of us in real estate. I've recently stumbled upon some interesting foreclosures in our area. Obviously, not your average foreclosures as you'll see. Bannockburn $2,000,000 French Manor, 5BR's, 7.5BA's, 6 Fireplaces, 4 Car Garage. Built in 2008 on 3.5 Acres with 6624 square feet plus 3400 square feet basement. Don't forget the theater, exercise room and taxes of $44,100 per year. Barrington Hills $800,000

Weathersfield - built in 1962 to 1978 and is one of Schaumburg's 'original' subdivisions. Mainly began with ranches but then multiplied it's styles to split levels, raised ranches, mid-levels and finally a 2-story colonial. Can either have a 1 car or 2 car garage depending on the lot sizes. Basements are rare here. Weathersfield Homes

lyn sims: Schaumburg Homes - How did the real estate market end up for 2011?
- 01/18/12 05:08 AM
Positive Signs continue in our Schaumburg Real Estate Market for the last 9 months. We are moving ahead with recovery here and sales have successfully reached above the 2010 level of closings. The December totals for Schaumburg Single Family Homes are now 16% above 2010 closings and Schaumburg Multi-Family are now down 6% over 2010. So our local market has totally flip flopped (again) between the single family and attached. Homes have taken an extreme slow down and the attached housing is selling steady and finished with a bang! For Schaumburg there are still no price gains calculated with foreclosures still leading the

lyn sims: Schaumburg Homes - What types of financing did buyers use?
- 01/14/12 11:30 AM
Schaumburg IL Homes - What types of financing was used? While compiling this year end report for 2011 the total sales in Schaumburg IL I noticed a few striking differences between Schaumburg single family homes and multi-family home sales. Two completely different animals! Depending on what type of property you have will figure into your buying or selling strategy. Types of financing that buyers use have different criteria and variables that sellers must pay attention too. On FHA purchases the home must have minimum standards to protect the buyer from unknown future mechanical breakdowns. When the appraisal is done on these

lyn sims: Northwest Suburban Real Estate Update - December 2011
- 01/14/12 04:14 AM
Real Estate Market Update - Northwest Suburbs - December 2011 Well last month I reported that I felt the market was slowing down but I was still quite optimistic for the end of the year sales. At the final tally, we did well over the 2010 sales year. Sales are above those levels and I think we can't be stopped from going forward! The graphs show that December sales have been up for most towns in our area. And even with the towns that came in under 2010 sales levels, I feel it's just a matter of time before the

lyn sims: Selling your Schaumburg Home? What types of flooring are the best investment?
- 12/23/11 09:26 AM
ROI is 'return on investment' .... which updates will bring you the biggest return & the most ahhh's from buyers. This is a great post from Debbie Gartner in New York giving you the best ideas & trends. One of the most saddest things I see & hear is when a seller fixes up their home to sell it but also adds 'that they should have done it sooner'. As Debbie points out, do it for you with the intent of possibly selling a few years down the road. I also happen to be a 'hardwood chick'. No pergo, laminate whatever

lyn sims: Schaumburg IL - Village keeping expenses down in 2011
- 12/21/11 06:04 AM
Village Property Tax Levy The Schaumburg Village Board approved a reduction in property taxes that impact the village’s portion of tax bills for residents and businesses for the second year in a row. The board agreed to a $22.7 million tax levy for 2011 – which is 6 percent less than last year’s levy. I feel that Schaumburg should be sent a congratulations for keeping costs down and realizing the residents are seeing huge increases in other portions of their tax bills. Don't forget that Schaumburg is really only a small portion of your entire tax bill. The 'giant problem' is

lyn sims: Schaumburg Homes - Average Home Prices over the last 10 years
- 12/19/11 02:17 AM
There's been much talk (chatter by the national talking heads) in the media about our Northwest Suburban and Schaumburg home values returning to a previous level. I read these reports constantly, day in and day out and wonder to myself 'How do they know this stuff when I don't even know it!' Real estate is unique in that it is very local in nature. In fact, real estate is so unique it can even be broken down further to say that neighborhoods even in the same town will been effected differently. What happens in one subdivision doesn't necessary happen in another.

lyn sims: Northwest Suburban Real Estate Update - November 2011

Real Estate Market Update - Northwest Suburbs - November 2011 Well, I'm still optimistic but the brakes have been slammed on! Let me set the picture for you - we're on the Eisenhower Expressway in the slow lane tootling along at the legal 55 mph (whistling ....) when suddenly we have to screech to an abrupt halt. It also seems that we've had to use two feet! But it's not that dismal because we're still in the slow lane and haven't crashed into the guard rail! The graph shows that October to November sales have been down for most towns

lyn sims: Schaumburg Homes - Schaumburg Townhomes - Is it better to rent or buy?
- 12/03/11 08:08 AM
Buying wins! At least here in our Northwest Suburban Chicago Area. Schaumburg home prices and mortgage rates have fallen so far that the monthly cost of owning a home is more affordable than at any point in the past 15 years and is less expensive than renting in a growing number of cities. If you are thinking of buying why not take advantage of this opportunity?Ok, you're skeptical, here is more ammo that purchasing is a great idea! But the current Schaumburg market situations gives you as a buyer great advantages that have never been seen before. Homes that you could at

lyn sims: Northwest Suburban Real Estate Update - October 2011
- 11/12/11 04:02 AM
Real Estate Market Update - Northwest Suburban October 2011 It's good news and I'm market optimistic! That's for sales being on an upward trend for the last 7 months. The numbers are showing a distinct improvement for the 7th month in a row for the Northwest Suburban Market! The majority of towns sales are up. Even if the town is showing a negative (YOY Change), the sales are increasing each and every month overall. Most of the average sales prices are still low but that is because most of the lower priced homes are being bought by first-time home buyers

- 10/13/11 07:00 AM
Moving to a new home can be stressful on your pets, but there are many things you can do to make the process as painless as possible. Experts offer these tips for easing the transition and keeping pets safe during the move. 1. Update your pet's tag. Make sure your pet is wearing a sturdy collar with an identification tag that is labeled with your current contact information. The tag should include your destination location, telephone number, and cell phone number so that you can be reached immediately during the move. Be sure to at least have a working phone number with

lyn sims: Schaumburg Townhomes - At their most affordable right now!
- 10/07/11 03:18 AM
Housing Affordability ..... Obviously means that today's buyers can get the most home for their purchasing power in quite some time. Interest rates are so fabulously low now that you would be absolutely surprised at what you can afford to buy vs. rent. I am going to give you a true example so you can clearly see my point. Renting is an option for you but is it the best financial option for you? Crunch the numbers for yourself in this Buy vs. Rent Calculator and see where you come out.
