lyn sims: Staging your home really helps it sell! - 02/09/10 01:19 AM
Advice to Sellers - Staging your home really helps it sell! Last week was really a 'visual' week in extremes.  My one post entitled 'The glamorous job of a Realtor©' tried to show you the kinds of homes that we might see during the course of showing or on listing appointments.  One of the things that I desperately try to point out to sellers is the competition that is currently on the market in our area.  When I do a listing appointment I come armed with how many homes are in a particular price range, absorption rates for your city and a … (13 comments)

lyn sims: Five Keys To Unlock The Secret To A Successful Sale - 01/19/10 12:44 AM

Oh, Lyn there you go again talking about 'staging' and preparing my home for sale.  Do I really have to spend all this time and energy?
YES .... YOU DO.  What sellers don't seem to understand is the competition out there in the marketplace.  Buyers have a lot of choices when they search for homes and why should they choose yours?  Well .....  I'll wait why you think about it.
As a buyer, there are endless choices you could make on your home search and you want your home to stand out ('spot on' as we say) because you only … (10 comments)

lyn sims: What's an SSA or Special Service Area? - 12/15/09 01:41 AM
What is a Special Service Area (SSA)?New homes in an SSA may be priced and marketed at lower prices because the infrastructure costs are not built into the cost of the home. Instead, the infrastructure costs are paid annually by the homeowner through Special Service Area assessments. A Special Service Area (SSA) is a special taxing district created by an ordinance of a municipality or county, often at the request of developers of new housing subdivisions, to pass on the costs of new infrastructure (i.e. streets, landscaping, water lines and sewer systems) to homeowners who reside in the SSA. They also … (0 comments)

lyn sims: Buying The Right Home ... It Isn't Always About The Price - 09/21/09 04:49 AM
Buyers seem to be obsessed lately with getting the best price.  Are they overlooking things they should be paying attention to?  This post from Jim Valentine in Garnerville, NV gives some advice and suggestions on what should be important factors to consider when purchasing a home.  Price should not always be the motivating factor.
Lifestyles you prefer?  Kid friendly areas?  Dog friendly areas?  No maintenance?  These are just a couple of other important factors to consider.
When you do find a home that you like, is it worth it to quibble over $500?  The ultimate decision is always yours, but not getting … (1 comments)

What's going on with the market? This post is for single family and multi-family sales for Hoffman Estates IL over the last few months.  Just for my own curiosity I decided to do this post because it seems that the market has slowed way down to a crawl.  In fact, it seems like it's a ghost town out there.  Hello, hello wherever you are? There are many buyers out there that are still shopping but not making any decisions as of yet.  But why?  Interest rates are still stable and have not shown any signs of going on the increase.  So why … (2 comments)
