What are Prices Doing?  Average sales price ($344,517) an increase of 2.2% from February 2017.  Remember that every subdivision is responding differently if and 'when' a home in the area goes on the market. Sellers are now pretty happy with prices or have decided that now is a good time to move. Are you thinking of moving?

With our overall amount of inventory we are in a sellers market. Inventory has decreased from 2017 overall by 39%. With this overall low (supply & demand) inventory price increases have to be expected.

People always ask me “How many homes are selling?  Is the market getting better?" Well that seems to make a difference is what area or subdivision you live in.  It’s really not an evasive answer.  Each area and subdivision is totally different!  Here’s what I can tell you about the overall Schaumburg market –

Single Family Homes -  Schaumburg averages 33 home sales a month.  Inventory is down substantially.  The percentage of homes going under contract each month is 21 to 28%. Average Sold Price was $278,486 for the 1st quarter of 2015.

Our Northwest Suburban inventory level has increased slowly every month since June. You've got slightly more competition now than earlier this year so be sure to price your home accordingly. Overall inventory across Illinois is up over 2013.
 
 
What about Prices?  Prices have virtually stayed flat for October but increased overall from 2013. All real estate is local so each different neighborhood and town is reacting differently to the market. Some subdivisions still have not had any sales since reaching market bottom. … (2 comments)

How well we are seeing improvement seems to make a difference in what area or subdivision you live in.  It’s really not an evasive answer, it's an accurate one.  Each area and subdivision is totally different!

Cash is king again!
Cash has officially taken back the crown for financing types in our area. Still have to wonder where all these folks are getting their cash to purchase these homes. Investors are obviously working with it so they can purchase those sub-standard properties that will not be able to be financed because of condition.
Surprising that FHA financing and Conventional are neck and neck.  We will see by the end of the year or the 1st quarter of 2014 how (or if) Conventional takes the lead because of the higher FHA costs that were implemented in 2013.

Schaumburg homes are selling at a better pace and at better prices. Based on the monthly numbers that I will show you, our housing prices are fluctuating in spite of the media reports to the contrary. Many areas of the country have recovered quicker than others. In our area, I believe that we have less foreclosures and short sales now pulling down the overall prices with traditional sales.
Schaumburg homes now have an overall better mix of lower priced and upper priced homes elevating the average prices that you see each month.
