I'm Mayhem, and I'm your worst nightmare!
Parents, if your house is for sale, PLEASE remove any and all references to specific information regarding your children.  This may include name banners, awards, certificates, report cards, signs, etc.  Don't give Mayhem a chance with with your children!

Real Estate Agents:  Please encourage your listing clients to remove name signs such as the one above.  While charming, they could put a child at risk.  If the client won't comply, refrain from posting such photos.
This is one important piece of advice I give all my Connecticut Home Staging clients, and one that I would think all agents would too.  However, every day I see new listings posted on the MLS with this kind of blatant "invitation".  Let's keep the children's safety in mind!

      <title>REALTOR Etiquette Tip of the Day:  Showing Feedback:  Give Some!</title>
      <description>I think this is a good reminder to all of us to take a minute to give some feedback to the selling agent. This was posted by Chris Hardy from ft. Collins Colorado. Please post comments to his original post.
This is one of the most overlooked courtesies in our business!  Every day, thousands of homes are shown all across America.  The Seller knows a showing has been set.  The listing agent surely knows a showing has been set.  Both wait anxiously for word from the showing agent.  And they wait.  And they wait.  The Seller calls the Listing Agent immediately after the showing and says “Have you heard anything yet?”  The Listing Agent says not to expect to hear anything at the earliest before the next morning.  The Seller still calls before the end of the day and asks the Listing Agent if they’ve heard anything.  The Listing Agent, trying not to sound annoyed says “Haven’t heard anything yet – I’ll be sure to let you know as soon as I know anything new.”&lt;img src="https://activerain.com/image_store/uploads/8/4/1/9/9/ar132562786799148.jpg" style="float: right;"&gt;
Meanwhile, the Showing Agent, after showing 17 properties, a city tour, lunch, and a cacophony of noise and smells from his back seat is spent.  The last thing anyone wants to do at the end of a tough day of showing property is go back through the list of properties and send feedback on how the showing went.
It is all a matter of perspective.  The Seller sees the showing as one of the single most important events of the day (since they had to leave the house for it to be shown).  The Listing Agent is anxious to provide news - ANY news - to the Seller.  The Showing Agent is likely either writing an offer on one of the properties they saw that day or half-way through the first bottle of wine to numb the drudgery of finding another 17 properties to show this discriminating consumer because none of those seen so far have “worked”.
Early on in my career, Linda Norton (a top producing, high volume agent specializing in affordable housing who passed away several years ago) made an incredible impression on me when I had my first listing.  She would call, yes, call (after all, this was 2003) and provide verbal feedback on the houses she showed.  It wasn’t just a mindless checklist of cosmetic issues and thumbs up or down on pricing.  It was solid feedback on whether the floor plan was problematic, did the staging work, curb appeal, did the house smell, and whether you’re in the ballpark on price or might want to tweak it up or down (yes, UP!  She was AWESOME).  It was actually great info from a recognized expert.  Armed with this feedback I could proudly go to the Seller and let them know what we needed to work on to improve the positioning of this property in the market.  It made me look good.  It made the Seller feel like they had some control, and it sure didn’t hurt Linda’s relationship with me in the event she came back later with an offer.
So here’s my 2-cents:
1.     Always give showing feedback.
2.     Provide it as soon as you possibly can.
3.     Give the kind of feedback that you’d want to receive if it were your listing.  Don’t rely on a         meaningless checklist.
4.     Be constructively critical AND complimentary of the property but NEVER be judgmental (yes, there’s a         difference between being critical and being judgmental).
5.     If you’re the listing agent, deliver the feedback to your Seller in person or via voice.  DO NOT simply         forward the feedback email or voicemail from the Showing Agent.  This has proven disastrous in so many         cases, I’ve lost count.
Courtesy is the highest form of demonstrating respect and building strong relationships.  Providing meaningful showing feedback is a key component to building great relationships with the cooperative brokers in your community and will be greatly appreciated and hopefully reciprocated!Malinda Montgomery -RSPS AHWD Realtor&lt;img style="float: right;" src="https://activerain.com/image_store/uploads/3/8/4/3/4/ar132250382743483.jpg"&gt;

The weatherman is calling for a hard freeze for Florida tonight. Well, I don't know about "hard" freeze but, it is cold here today. South Florida is known for it's beautiful temperatures in the winter but we get that occassional cold front during the winter months, that dips down into the state and it can get very cold. With our humidity, it feels colder than it really is. Then add the wind thats blowing and it is cold. As I look out the window it is like a picture postcard of beauty and warmth, blue green ocean, clear blue sky and the sun is shining for miles, but I'll keep the windows closed for a few days....:)
It is 49 degrees in West Palm Beach and Singer Island right now at 3:00pm in the afternoon .

Prosperity Harbor is a small gated subdivision of 125 homes in North Palm Beach Florida along the Intercoastal.       <description>This is a great home seller tips blog posted by Gary Walters of Century 21 in Rockleadge, Florida. Especially the tip from a childs perspective. We as adults may not think of that. Please comment to Gary's original blog.I am not referring to loss on the sale price of your home but rather, I am talking about minimizing the chance someone may get injured while viewing your home for sale in Brevard County, Florida (or any other place!).  Before you list your home for sale take a good look around your house from a child's perspective.   &lt;img src="http://1.bp.blogspot.com/-Tupyh4bfYh8/Tv3hmRcKn0I/AAAAAAAAEBY/G5sthDxHC6A/s200/toddlers.JPG" style="margin:10px;"&gt;Even if you have no children think about potential buyers who do have children accompanying them as they view homes.  And, although I am no lawyer, you do not want to have something happen to anyone on your property - selling or not!  Do not leave toxic within reach of small hands.  I know you are thinking that the children should be under control at all times but I have witnessed it – they aren’t always!   &lt;img src="http://1.bp.blogspot.com/-MMUH6Vutxd0/Tv3hY4EvnLI/AAAAAAAAEBQ/Co0d711Lzm8/s200/break.JPG" style="margin:10px;"&gt;If you have firearms, secure them with some sort of locking device or better yet, remove them.  I can recall the times I have shown homes and seen rifles propped against the wall in a closet or under the bed.  I don’t know if they were loaded but still, why have them there?  And think about your furniture layout and lighting.  Maybe you should leave more lights on?   And think about the calm dog of yours who is friendly and only barks!   And do not forget about the exterior...any holes or low areas in the lawn?  What about the garden hose on the ground?  Risk reduction and management is a key component of any business.  Selling your home is a business transaction you are part of.
I have heard many times "It is not if you will get sued but when!"   Protect yourself by managing risk exposure.  Sure, they may sue your real estate agent but they may sue you as well... besides no one needs to get injured when it is preventable!

Tequesta's natural beauty and serenity of the river to the deep blue ocean, tempts people in search of a pleasant friendly environment.
This village has a unique history around its founding. In 1955 a bridge tender was asked by Charles Martyn to describe the area that is now the Village of Tequesta. His reply was, "It’s just a jungle". Inspired by the remarks, Martyn asked for a tour of the area. As the two men traveled the Inlet and intracoastal waterways by boat, Martyn was immediately intrigued by the natural beauty and potential of the area. He bought 86 acres on Jupiter Island where he developed the Jupiter Inlet Colony. While excavating the site, Martyn's crew unearthed an Indian mound filled with artifacts. Martyn's interest in Indian history led him to research the mound's contents. Later speculation was that the mound belonged to an encampment of Tequesta Indians encroaching on the native Jega Indians. Martyn was convinced of this and named an area he was developing west of the intracoastal after the Tequesta tribe. That development, now know as the Tequesta Country Club, was later incorporated as the Village of Tequesta.
Tequesta started as one man's vision and now has become a thriving village with miles of luxury waterfront property in a pristine environment. The town of Tequesta offers a wide mixture of family residential neighborhoods, condominiums and upscale waterfront homes. The Jupiter /Tequesta /Juno Beach area offers plenty of opportunities to enjoy the year round mild weather and outdoor recreation. Area parks provide a wide range of services and facilities for outdoor activities, whether it’s relaxing on white sandy beaches, playing softball or baseball at one of the many lighted diamonds, enjoying tennis or golf or taking a scenic hike on one of the nearby nature trails. Please comment to Gails original post. &lt;img src="https://activerain.com/image_store/uploads/9/1/7/2/0/ar13248412602719.jpg" style="margin:10px;float: right;"&gt;Do our clients hire us just for our professional expertise or are they placing their bets with a whole person? My belief is that if I only talk about real estate to my clients, I would be amazingly efficient (and could catch up on my filing), but I would FAIL.  I'd fail to make a lasting impression, create bonds of loyalty, or even miss a potential friendship.
YOUR CLIENT IS MORE THAN A BUYER OR A SELLER
Your client is a whole person with a complex set of desires, hopes, dreams, and fears. That you already know, as sometimes, your clients tell you way too much about their marital problems, issues with their health, and other negative areas of their life.  Much of our time is spent refocusing some clients back on real estate, because our business plan doesn't include providing psychotherapy. Other clients remain somewhat reserved and distant, making it hard to build the trust needed for a good partnership.
By guiding the conversation to a part of their lives that is positive and that they care deeply about, we can avoid the problems of overengaging in personal issues or underengaging and being seen as bores.  Outside of everyone's day job, nearly everyone has some kind of interest that they are passionate about. If you can find out what that interest is and make a connection, your clients will appreciate the effort you've made to know them as a whole person and look forward to seeing you again.
I had one client who had spent a lifetime learning about and practicing gardening, another client was involved in monotype printmaking, and so on. In discussing these topics I learned about who they were on a whole new level and made a deeper connection.  That connection allowed me to stay in touch with them and lead to referrals to new clients.
YOU ARE MORE THAN A REAL ESTATE AGENT
You are also whole person with a complex set of desires, hopes, dreams, and fears. Your clients don't want to go that deep into your personal psyche any more than you want to go there with them. Keep your deepest darkest secrets and fears to yourself. Instead, let your client know about your avocations and interests as they come up naturally in conversation.
You don't have to say much about your interests for your client to form an impression of you as a more interesting person, who they would like to get to know further. If they ask questions, you can pursue the topic further. Never brag about your accomplishments with your avocations. You may have won awards, but bragging defeats your purpose? Your goal is to connect with your clients and just let them know there is more there than just a hard working, professional.  There's a whole human being.
My own avocation is running a grassroots environmental organization, which I founded 8 years ago. That raises a few eyebrows because real estate developers and environmental activists are often are at odds with one another.
CULTIVATING RELATIONSHIPS
The best gardens have a mixture of plants, not just one variety. They are also weeded, watered and fertilized. In the same way, your relationships with clients are cultivated by what you include and exclude in your conversations with them. Next time you are with your clients, try steering the conversation away from negative personal topics with grace and diplomacy, of course, and begin to find out what your clients are passionate about and give them a peek into your own passions.  I'll bet you have a life that extends beyond your real estate profession and you don't have to give away the most personal details of your life to establish that connection.&lt;img src="https://activerain.com/image_store/uploads/2/6/5/5/6/ar130692963365562.jpg"&gt;

Palm Beach Gardens was founded in 1959 by John D. MacArthur, who had a vision of gradual, methodical growth, tempered by a respect for the city’s lush land. Juno is fast becoming a destination for year around residence and offers a small town atmosphere that is fast becoming extinct in South Florida.

Frenchman's Reserve is a luxury golf course community being built in 2001 in beautiful Palm Beach Gardens. Country Club Memberships at Frenchman's Reserve will be private, offering social, Sports and Golf Equity memberships (with unlimited use of facilities) to residents.
