buyers: MLS - The service built by REALTORS® for REALTORS® - 09/05/07 06:43 AM
Are you tired of paying MLS fees to more than one MLS?
Tired of inputting new listings into multiple MLS's?
Tired of searching one or more MLS's to find comparable properties for your CMA. Or having to perform multiple searches to locate the "right" property for your buyer client.
If so, simply urge your Broker to join only one MLS.
There is no economic reason to belong to more than one.
If you're a REALTOR®, encourage your Broker to only choose your local REALTOR® owned MLS.
The advantages of belonging to a REALTOR® owned MLS are many. Some of the benefits include:
Working with other REALTORS® who subscribe … (17 comments)

buyers: Let the bidding wars begin! Does it still happen in your market? - 08/07/07 10:54 AM
Bidding wars on listings? Does it still happen?
I may have stumbled upon a new way to sell stagnant listings? I have this listing that was previously listed for $284,000, $279,900 and most recently for $259,900. The sellers never had an offer. The sellers paid for a bank appraisal just for kicks this week. Because of the declining market, it only appraised for $250,000.
The sellers stated they wanted to sell it and move on with their life. Their mortgage balance was under $125,000.
I suggested pricing it for a bargain price of $199,900. We mentioned in the MLS remarks that "The seller would take … (15 comments)

buyers: Do you ALWAYS meet, qualify and question a potential buyer BEFORE showing a property? - 07/12/07 02:14 PM
Do you show homes to total strangers?Just wondering? Have you ever set up a showing on another REALTORS© listing without ever meeting the buyer? Let's say they called you from your IDX website. Perhaps they called off one of your office's listing. Let's say that you felt the phone call went pretty good and may be worth meeting a unqualified buyer at the listing .
I ask because I currently have a vacation property of mine for sale in another Michigan city nearly 200 miles away from home. The listing broker has called me several times asking if she could show it. … (12 comments)

buyers: Why aren't the Days on Market total displayed online? - 07/09/07 08:26 AM
Why aren't the active days on market (DOM) displayed on agent/REALTOR® public and IDX websites?
Is it because, like I recently heard from a top producer, "DOM information is the one last thing that we have that the public still needs us for!"? She mentioned "It is the thing of value" that she brings to the transaction.
In our local MLS, the DOM field is available to subscribers to view but NOT printed on the most important page, the buyer profile. Buyer brokers use DOM to assist in determining how low of an offer to prepare for the seller. Seems like … (16 comments)

buyers: Ditching "days on market" - 05/13/07 01:00 PM
Ditching "days on market"
Should the MLS remove this field from all listings?
As a listing broker, I don't think the days on market (DOM) field should be captured, published and available on each active listing. In fact, the field should be immediately removed from all types of active listings posted on the multiple listing services (MLS).
After all, shouldn't the MLS work in the best interest of you and your listing broker's client, the seller? Before buyer agency arrived, the DOM field wasn't as valuable to MLS users. All brokers and agents worked for the seller.
    To some, … (15 comments)

buyers: How much is that doggie in the window? How long has he been for sale? - 03/20/07 12:28 AM
How much is that doggie in the window? How long has he been for sale?
Why do we cage our seller in when we list their property on the MLS? Would our sellers bite us if they knew? I think they would bark if they read the listing and questioned us. I, as a REALTOR®, am tried of rolling over on this issue.
The issue that I find harmful to our sellers is displaying their confidential days on market. The role of the REALTOR® is to work to promote the best interest of their client, the seller (Article 1 of the code of … (10 comments)

buyers: What if we remove the "Days on Market" field from all MLS listings? - 03/09/07 12:48 PM
What is the value of showing/knowing the days on market of a particular listing?
I am not sure if the days on market field should be captured and published on each listing?
I am starting to believe that the days on market field should be totally removed from all types of listings posted on the MLS, immediately.
A few of the important reasons are as follows
•    Would any MLS exist without listings?
•    The "L" in MLS stands for Listing.
Shouldn't the MLS work in the best interest of our client the seller?
Would there be any buyer brokers using the MLS, if there weren't listings?
•    Why does the MLS … (39 comments)

buyers: "Days on the Market" should be removed from all listing displays - 03/06/07 10:58 PM
Can any MLS exist without Listing Brokers?
Refresher: What does the acronym MLS stand for? Multiple Listing Service.
Is your MLS working for the best interest of the seller by posting the number of days the sellers property has been on the market?
Question: What came first? The chicken or the egg? I say the chicken. The chicken I speak about is the Listing Broker. The egg is what the Buyer Broker gets when they sell a listing posted on the MLS.
Would any MLS exist without Listing Brokers? I say NO!
What would happen to your MLS if there were … (5 comments)

buyers: Winter Wonderland sales surge! - 01/05/07 05:33 AM
Wow! What a winter! Phones are hummin’. Birds are chirpin’ Buyers are buyin’ Has anyone else experience a real estate surge like I have in Michigan? Seems like the very mild winter (thus far) has created an early spring market. :) Buyers, who have waited to buy, may be kicking themselves for waiting for lower prices. Better hurry!

buyers: Days on market ... Does it really matter? - 01/04/07 01:26 PM
Days on market ... An Algebra problem?
Number 2 question from prospective buyers is ... "How long has this property been on the market?" (Number 1 question is ... "How much?")
Question for all is, do the number of days on market really matter?
Do the days on market really mean something to the buyer?
To the seller?
To the REALTOR®?
If the home is new on the market, the buyer says "Everyone starts out high. Must be over priced."
If the home has been on the market awhile, say over "X" number of days, the buyer says "No wonder it's … (10 comments)

buyers: Would you like to sell that house or wait? Sell or wait! - 12/03/06 12:36 PM
Would you like to sell that house or wait?
I ask you, when is a house that is listed for sale, NOT for sale?
How about when it's NOT priced to sell?
It's no secret that metro Detroit homes can sit for months, sometimes years. Our market is flooded with sellers who may or may not be selling for a good reason. Some are selling because they "heard" market values were falling. Some are selling because they are empty nesters. Some are moving south. Some sell because they have inherited "grandma's house" and need to move it. Some are looking to trade up to … (4 comments)
