Bidding wars on listings? Does it still happen?
I may have stumbled upon a new way to sell stagnant listings? I have this listing that was previously listed for $284,000, $279,900 and most recently for $259,900. The sellers never had an offer. The sellers paid for a bank appraisal just for kicks this week. Because of the declining market, it only appraised for $250,000.
The sellers stated they wanted to sell it and move on with their life. Their mortgage balance was under $125,000.

Do you show homes to total strangers?Just wondering? Have you ever set up a showing on another REALTORS© listing without ever meeting the buyer? Let's say they called you from your IDX website. Perhaps they called off one of your office's listing. Let's say that you felt the phone call went pretty good and may be worth meeting a unqualified buyer at the listing .

Why aren't the active days on market (DOM) displayed on agent/REALTOR® public and IDX websites?
Is it because, like I recently heard from a top producer, "DOM information is the one last thing that we have that the public still needs us for!"? She mentioned "It is the thing of value" that she brings to the transaction.
In our local MLS, the DOM field is available to subscribers to view but NOT printed on the most important page, the buyer profile. Buyer brokers use DOM to assist in determining how low of an offer to prepare for the seller. Seems like … (16 comments)

Should the MLS remove this field from all listings?
    As a listing broker, I don't think the days on market (DOM) field should be captured, published and available on each active listing. In fact, the field should be immediately removed from all types of active listings posted on the multiple listing services (MLS).
    After all, shouldn't the MLS work in the best interest of you and your listing broker's client, the seller? Before buyer agency arrived, the DOM field wasn't as valuable to MLS users. All brokers and agents worked for the seller.

Why do we cage our seller in when we list their property on the MLS? Would our sellers bite us if they knew? I think they would bark if they read the listing and questioned us. I, as a REALTOR®, am tried of rolling over on this issue.

I am not sure if the days on market field should be captured and published on each listing?
I am starting to believe that the days on market field should be totally removed from all types of listings posted on the MLS, immediately.

Refresher: What does the acronym MLS stand for? Multiple Listing Service.
Is your MLS working for the best interest of the seller by posting the number of days the sellers property has been on the market?
Question: What came first? The chicken or the egg? I say the chicken. The chicken I speak about is the Listing Broker. The egg is what the Buyer Broker gets when they sell a listing posted on the MLS.

As I was preparing to respond to a request from a seller on a national lead generation website today, and I was mused.

Wow! What a winter! Phones are hummin’. Birds are chirpin’ Buyers are buyin’ Has anyone else experience a real estate surge like I have in Michigan? Seems like the very mild winter (thus far) has created an early spring market. :) Buyers, who have waited to buy, may be kicking themselves for waiting for lower prices. Better hurry!
