Three years ago, while we were updating our website, we discovered something on Bing and Open Street maps (Open Street maps are used by MapQuest and have been used in the past by Snapchat and Foursquare). The problem was that Madeline Island was depicted on those maps as being totally underwater:

I remember quite well the day that our company, Madeline Island Realty, became the first real estate brokerage on Madeline Island to join a Multiple Listing Service (MLS). It was at the beginning of 2001 that I begain having discussions with the folks at Northwest Wisconsin Multiple Listing Service in Eau Claire, Wisconsin about becoming a member. At that time, nobody on Madeline Island or in nearby Bayfield, Wisconsin had an MLS membership or uploaded their property listings to a Multiple Listing Service.

It's true. Since January 1 of 2012, there have been seven successfully-closed luxury home sales on Madeline Island which sold at over $500,000.
Six of those seven luxury home sales were properties listed by Madeline Island Realty (three of those six luxury homes were listed by Broker Eric Kodner).
That means 86% of the upper-bracket homes sold in LaPointe, Wisconsin over the past 42 months were our own (Madeline Island Realty) listings.

April 2014 Real Estate Market Status Report - Madeline Island
2014 has gotten off to a brisk start in the Madeline Island real estate market, with four closed sales in the first three and one-half months of the year. This has unquestionably been our busiest winter since 2006, particularly in sales of single-family homes in the 54850 zip code.
Between January 31st and today (in the past eighty days) Madeline Island Realty closed over $1.1 Million in real estate transactions on the Island, with an average sale price per transaction of just under $300,000. One of these four closed sales during the past (2 comments)
Our Year end Market Report for 2013 real estate sales on Madeline Island is good news for almost anyone planning to sell a home in the 54850 zip code area. Here are some of the highlights: Buyers had plenty to choose from in 2013, with burgeoning property inventories available. If buyers couldn't find something on the market that suited their needs, they probably weren't looking all that closely. A well-known area appraiser contacted us last summer to learn more about recent home sales by Madeline Island Realty in LaPointe, Wisconsin. The purpose of his contact email was to gather comparable sales for an appraisal in the Bayfield, Wisconsin area. He'd been searching on the SAAR (Superior Area Association of Realtors) MLS for sales in the immediate area and couldn't find enough suitable comparable sales there in order to support an appraisal. I spent the past weekend showing homes on Madeline Island. It was an adventure in many ways, certainly not routine. Showing homes on a snowy, wintry island in Lake Superior is never routine. It occurred to me that most of my clients have no idea what's actually involved in showing their Madeline Island home during winter months. Allow me to paint you a picture of what this is like. Wisconsin Realtors Association Reports Housing Sales Up for Eighth Consecutive Month - Ashland & Bayfield County Statistics Still Lag Behind Much of Wisconsin The Wisconsin Realtors Association (WRA) reports that February 2012 was the eighth month in a row in which sales rose. Prices are down, but sales volume is on track to continue rising this year. At the end of February, things in Ashland County were still running behind State average sales volume, with ten closed sales in the County during February. Bayfield WI Prices Headed North, According to Trulia
Trulia reports that Bayfield, Wisconsin real estate prices have been trending upwards over the past month. Prices are up 0.4 per cent over the past week, according to Trulia's "Bayfield WI real estate overview" page. The current average listing price in Bayfield is $200,200. This figure is up from $197,000 in mid-December of 2011. There's also less available inventory in the 54814 zip code area. Listing inventories have dropped slightly since mid-December. By contrast, prices on nearby Madeline Island have dropped by over 3% during the past month. And the average (0 comments)
Average Madeline Island Listing Price Drops in November to $385,305 - Madeline Island Real Estate Market Report
According to the Trulia website, as of November 23rd, 2011, the average listing price for a home listed in the 54850 zip code was $385,305. That figure was down from the late October report, when the average list price was $430,574. Trulia reports that there are currently 64 homes for sale on Madeline Island, including one in some stage of the foreclosure process.
