madeline island ferry line: The Perils of Showing North Country Vacation Homes in March - 03/17/16 01:24 PM
The Perils of Showing North Country Vacation Homes in March

When you list and show vacation properties, especially during winter and early spring months in the northern United States, doing the job properly requires a certain amount of fortitude.

After packing your car (or SUV) with warm clothes, boots lined with Gore-Tex and Thinsulate, gloves, hats, scarves, an emergency kit and the usual electronic gear (iPad, smartphone, laptop, portable printer), you are ready to venture forth.

But even the most careful preparation for a late winter showing doesn't mean you won't encounter a few surprises. In the case of our trip to Bayfield and Madeline Island on … (5 comments)

Madeline Island Home Sellers - Five Things to Watch if you Want to Sell Now

Sellers of Madeline Island homes and other properties need to watch these five crucial factors if they hope to sell their vacation home in 2015:

Watch the Calendar.  Labor Day weekend is less than ten days away.  After that, kids return to school (if they haven't already) and symbolically speaking, autumn returns to the Apostle Islands area.  Tourist traffic begins to slow, although weekend tourist traffic should remain lively on Madeline Island until early to mid-October.
Like it or not, we are primarily a seasonal real estate marketplace, although … (2 comments)

Madeline Island Luxury Homes Located Near Town are in Demand

The following statistics are based on a relatively small sample, but they point to something  we've suspected for awhile now.  Homes located within three miles of the Town of LaPointe appear to be increasingly in demand.

Of the six most recently-closed sales of homes in the 54850 zip code which sold at over half a million dollars, five of these six sales were homes situated within three miles of the Madeline Island Ferry dock. The only recently sold upper-bracket home that was not close to town was a property on Chippewa Trail, over … (3 comments)

More News About Springtime in Bayfield, Wisconsin

My friend Bob Durfey is a keen observer of nature and his regular emails to me are always a treat.  Bob wrote me last week about the return of scheduled car ferry trips from Bayfield to Madeline Island by the Madeline Island Ferry Line, and he also wrote about the first trips of the local fishing tugs which ply the waters of Chequamegon Bay once the ice is finally gone in spring.
Bob also takes great photos. When it comes to conversations about food, he's a master at tantalizing anyone in the room … (4 comments)

Spring Returns to Bayfield, Wisconsin

My good friend and client in Bayfield, Bob Durfey, sent me a delightful email about fishing tugboats firing up their engines and making a first run to Grant's Point (on nearby Madeline Island) yesterday morning. Bob wrote,

"A follow up to yesterday...   We went to the dock and listened to all the banter. four fishing boats gave their all, three making it to Grant's Point on the southwest side of Madeline Island, one turning back halfway there. Ferry made its inaugural run at 11 am. We spent the day working in the yard, spreading … (7 comments)

madeline island ferry line: Ferry Service Between Bayfield, Wisconsin and Madeline Island Resumes - 03/24/15 02:13 PM
Ferry Service Between Bayfield, Wisconsin and Madeline Island Resumes

Today was the big day.  Yesterday, the Madeline Island Ferry Line made its first crossing of 2015, opening up a narrow channel in the ice between LaPointe, Wisconsin (Madeline Island) and Bayfield, Wisconsin on the mainland. And today, the Ferry Line made its first scheduled trip across the 2.2 mile stretch of Lake Superior that connects Bayfield with the Island.

The motor vessel Island Queen  made the first passage of the season through the ice yesterday late in the morning.  Apparently the crew nearly turned back, but their efforts prevailed … (3 comments)

Never Underestimate the Power of Lake Superior

The video below tells the story of what happened on Madeline Island two days ago.  We're told that the storm which struck the Island on Wednesday tore as many as sixty crib docks off the shore.

During the ferry crossing from Bayfield, Wisconsin to LaPointe (Madeline Island), we counted well over one hundred pieces of floating debris, including dock planks, timbers and downed trees.

Here's what the dock looked like before Wednesday's storm:

Notice how the planking atop the log cribs has been completely swept away … (2 comments)

Ferries are Running Between Madeline Island and Bayfield, Wisconsin

The Madeline Island Ferry Line has resumed its schedule between LaPointe, Wisconsin and the mainland.  We're told that the first run of the ferry took place yesterday, with a trip by the motor vessel Island Queen across the two miles between Bayfield and LaPointe.

Today, the Ferry Line is supposed to be on it's regular published schedule for "Ice Breakup through May 8".  Download and print a .PDF copy of the Madeline Island Ferry Line Schedule here.

The resumption of ferry schedule between the Island and the mainland marks the end of a particularly long and harsh … (1 comments)

madeline island ferry line: April 2014 Real Estate Market Status Report - Madeline Island - 04/20/14 04:54 AM

April 2014 Real Estate Market Status Report - Madeline Island

2014 has gotten off to a brisk start in the Madeline Island real estate market, with four closed sales in the first three and one-half months of the year.  This has unquestionably been our busiest winter since 2006, particularly in sales of single-family homes in the 54850 zip code.

Between January 31st and today (in the past eighty days) Madeline Island Realty closed over $1.1 Million in real estate transactions on the Island, with an average sale price per transaction of just under $300,000.  One of these four closed sales during the past … (2 comments)

madeline island ferry line: Don't Count on Riding the Madeline Island Ferry Until After Easter - 04/10/14 03:31 AM

Don't Count on Riding the Madeline Island Ferry Until After Easter

The Ashland Daily Press  has made it official (via the Madeline Island Ferry Line) that travelers to and from Madeline Island should not expect to see ferry service resume until after Easter, at the earliest.  The demise of the "ice road" between Bayfield, Wisconsin and the Island has forced the resumption of windsled travel, but that doesn't mean that ferry service can begin yet.

The ice is so thick this year, perhaps as much as three or four feet thick, that it isn't possible to get across the bay … (5 comments)

madeline island ferry line: Late Ice on Lake Superior Slowing the Start of our 2014 Tourist Season - 04/02/14 02:37 AM

Late Ice on Lake Superior Slowing the Start of our 2014 Tourist Season

The late ice cover on many parts of Lake Superior is slowing the start of our tourist season.  The ice road is gone now, and windsled travel is anything but easy.  So the "shoulder season" between ice road and ferry transportation is delaying the activities of many Madeline Island businesses, including our own.

We have new listings to bring to market, but there's little point in photographing a new listing covered in snow and ice.  The ice cover on Chequamegon Bay isn't exactly a tourist season … (1 comments)

Why Discount Brokerage Models Don't Work in Most Vacation Home Areas

A customer whom I've exchanged emails with for nearly two years finally approached me the beginning of this year, wanting to list his property.  After a pretty thorough discussion of the local market and the likely prospect of achieving a sale, this fellow asked what our commission rate would be to list and market his property and to bring the transaction to the closing table.
After I quoted him a commission figure, the tone of the entire conversation changed.  The customer's response was basically that he expected us to … (2 comments)

madeline island ferry line: Does it Really Cost All that Much More to Build a Home on an Island? - 04/14/13 04:29 AM
Does it Really Cost All that Much More to Build a Home on an Island?

I've heard and read a fair amount of misinformation about how much additional cost is involved in building a second home on Madeline Island.  This might be a good time and place to set the record straight.

Your costs will vary considerably, depending upon what type of construction you choose.  Traditional "stick-built" homes cost more simply because they are more labor intensive.  You'll need to find a construction crew (and probably offer them housing during the building process) for a period of several months.  By … (0 comments)

madeline island ferry line: Five Good Reasons to List Your Madeline Island Home for Sale Now - 04/08/13 02:10 AM
Five Good Reasons to List Your Madeline Island Home for Sale Now

Read and consider these five good reasons why now is the best time to list your Madeline Island home for sale:

- The ferry's running again.  Madeline IslandFerry Line trips between Bayfield, Wisconsin and Madeline Island began last Wednesday. Winter-weary tourists will be visiting soon, and their curiosity about what's for sale makes April a perfect time to hit the market.
- We need time to get your listing in front of the public.  It takes anywhere from six weeks to two months for a new listing to achieve saturation … (3 comments)

madeline island ferry line: The Madeline Island Ferry Line Has Resumed Regular Ferry Boat Service - 04/07/13 03:35 PM
The Madeline Island Ferry Line Has Resumed Regular Ferry Boat Service

This past week, the Madeline Island Ferry Line resumed its regular ferry schedule between Bayfield, Wisconsin and Madeline Island.  Trips resumed on Wednesday and passengers are making car ferry crossings again, a sure sign of spring.
Madeline Island merchants look forward to the resumption of these car ferry crossings with great anticipation.  The ice road is fine for a time, and it saves Islanders money on ferry fees.  But the resumption of ferry service means more tourist traffic.  Cabin and cottage owners come up to the Island to open up their … (0 comments)

madeline island ferry line: What Happened to the "Weekend Tourist" Buyer? - 12/30/12 12:48 AM

What Happened to the "Weekend Tourist" Buyer?

I've been selling real estate on Madeline Island since 2000 and I was involved in buying and developing real estate there since the early 1980s.  So I remember what local agents refer to as "the good old days" in the Madeline Island/Bayfield/Apostle Islands real estate marketplace.
One of the things I recall most vividly is something that my mentor in the real estate business, R. E. Waide used to say about tourist buyers.  He'd point to the Madeline Island Ferry approaching the dock in LaPointe, Wisconsin and he'd say "here comes another boatload … (7 comments)

madeline island ferry line: Property Showings on Madeline Island - In December? - 11/21/10 12:31 PM

PROPERTY SHOWINGS ON MADELINE ISLAND - IN DECEMBER?
Yes, 2010 has been an unusual year for real estate on Madeline Island.
It looks like the month of December will be no exception.  We have multiple property showings scheduled during the first three weeks of December.
Our sales season got off to a slow start this year.  The summer months were very quiet in the office.  And yet you could  definitely tell that there was an undercurrent of buyer interest.
We didn't encounter our first serious buyers until late August.
Now, smart buyers who have been watching our market very … (0 comments)

madeline island ferry line: Madeline Island Realty is still the only Madeline Island Real Estate Company to show up on Page One for a Google Search of "Madeline Island" - 11/21/10 09:23 AM
For at least the past seven months, our northwest Wisconsin real estate company, Madeline Island Realty, is the only real estate firm to show up on page one of a Google search for the search term "Madeline Island".
The first entry for a real estate brokerage competitor in the same search came up as the fourth result on page three of that search.

In the Google search results, Madeline Island Realty ranked just behind the Madeline Island Ferry Line and ahead of both the Madeline Island Museum and the Inn on Madeline Island.  We also dominated the page one … (0 comments)

madeline island ferry line: The Road Less Traveled - Roads That Don't Show up on Madeline Island Maps - 11/13/10 03:31 PM
The mapping of roads and landmarks on Madeline Island definitely needs a facelift.
Thanks to the few maps we DO have available, most tourist visitors to Madeline Island are at least familiar with our most-traveled roads, such as Big Bay Road, North and South Shore Roads, Middle Road, Hagen Road and Benjamin Boulevard.
But what about the growing number of Island roads that do NOT appear on area maps?

Some roads are sometimes incorrectly spelled, such as Black's Shanty Road (often misnamed "Black Shanty Road")?  Others just don't show up at all on the maps published by the Madeline Island Ferry Line or on those … (3 comments)
