What to Expect When You List Your Madeline Island Home for Sale

When you've decided that it's time to list your Madeline Island Home for sale, you'll benefit from being aware of the realities that go along with putting your property on the market:

Your property will have competition.  Your home, cabin, cottage or vacant land parcel will be competing with other listings.  Competing criteria will include price, condition and location, among other things.  It's very important to be aware (and realistically  so) of how your own property ranks among the competition.

Buyers will often have great expectations, perhaps even unrealistic expectations.  Sometimes it may seem … (1 comments)

Mistakes Sellers Make: Buyers Need Access to Your Home in Order to Buy

This is one of the most frequent and common mistakes made by sellers that I've encountered in my years as a real estate broker.  If buyers can't get in to see your home, there's no chance they will be buying it.
This sounds like such a simple concept, but you might be surprised how many sellers make it difficult, sometimes even impossible, for a buyer to arrange a showing of the seller's property.
My first case in point was a lovely Madeline Island home on Lake … (5 comments)

Five Good Reasons to List Your Madeline Island Home for Sale Now

Read and consider these five good reasons why now is the best time to list your Madeline Island home for sale:

- The ferry's running again.  Madeline IslandFerry Line trips between Bayfield, Wisconsin and Madeline Island began last Wednesday. Winter-weary tourists will be visiting soon, and their curiosity about what's for sale makes April a perfect time to hit the market.
- We need time to get your listing in front of the public.  It takes anywhere from six weeks to two months for a new listing to achieve saturation … (3 comments)

Here's What Goes Into Showing Your Madeline Island Home in Winter

I spent the past weekend showing homes on Madeline Island.  It was an adventure in many ways, certainly not routine.  Showing homes on a snowy, wintry island in Lake Superior is never routine.
It occurred to me that most of my clients have no idea what's actually involved in showing their Madeline Island home during winter months.  Allow me to paint you a picture of what this is like.
Transportation: The 250-mile drive from Minneapolis - Saint Paul was uneventful.  Roads were cleared and dry, traffic wasn't bad … (3 comments)

More Madeline Island sellers are choosing to list their fine homes and real estate with Madeline Island Realty.  Here are a few reasons why.
Some folks have commented about how much they like the way we display properties on our website:

It might have something to do with how luxurious and elegant our listings look when viewed on an iPad:

Or it might be the fact that our virtual home tours look just as good when viewed on a handheld device, like the Samsung Galaxy Note or the iPhone:

Want More Rentals of Your Madeline Island Home? Try Marketing Your Own Property

I speak with Madeline Island homeowners frequently about their frustrations dealing with summer rentals.  Sure, they get a decent number of rental days per season, but many of these homeowners would like to see more rental volume.  Most of these homeowners rely solely upon their property manager/rental agency to do the marketing.  And that may be one reason why these homeowners are frustrated with their rental income figures each season.
I'm not knocking Madeline Island home rental agencies here.  I'm only suggesting that they could always use … (2 comments)

More Information About Renting Your Madeline Island Home - What Kind of Dwelling Should You Buy if You Want to Maximize Rental Income?

Every so often, a buyer prospect will ask us "what kind of dwelling should I buy if I want to rent my home during the summer?"  Here are a few tips that will help you make an informed decision about getting into summer rentals:

Waterfront homes (or homes with a water view) generally rent better than interior homes.  They usually receive more bookings per year and the nightly/weekly rate is higher.  An exception would be … (2 comments)

BEFORE You List Your Vacation Home for Sale, Make Sure the House is Clean and Ready to be Shown

When a prospective seller contacts us about listing their Madeline Island home or cottage, one of the first things we do is to preview the property.  And that first visit usually tells us whether marketing their property is going to be relatively simple or a huge challenge.
Here are the top problem areas we often encounter with photographing and marketing a new listing--
Yardwork - The lawn needs to be mowed, overgrown brush blocks or detracts from a view of the home, dead trees … (0 comments)

madeline island home: Will Your Agent Drive 250 Miles to Write Your Offer On a Madeline Island Home? - 07/19/11 04:12 AM

WILL YOUR AGENT DRIVE 250 MILES TO WRITE YOUR OFFER ON A MADELINE ISLAND HOME?

We do this all the time. Last week, I drove four and a half hours, from Madeline Island to Minneapolis, to write an offer on a Madeline Island home.
Sure, this could have been done over the phone or by email, or by fax. But the crafting of an offer that accurately reflects a buyer's wishes takes time and is best done in person.
So I caught a 4:30 pm ferry from La Pointe to Bayfield, Wisconsin and finally rolled into downtown Minneapolis around … (2 comments)

madeline island home: Need to sell Your Madeline Island Home in 2011? Why Not Try a Curb Appeal Strategy? - 12/19/10 02:43 PM

NEED TO SELL YOUR MADELINE ISLAND HOME IN 2011? WHY NOT TRY A CURB APPEAL STRATEGY?

Okay, what's a "curb appeal strategy" you ask?
For one thing, you can't rely upon marketing alone to sell your home.  Once you grab a prospect's attention, the real thing has to match up with the expectations created by photographs and virtual tours.
Your agent can bring you showings, but the success of your efforts will rely upon how your property shows in person.
Remember that a home in mediocre condition, even if priced right and marketed to the max, can mean "no sale".
