madeline island real estate blog: What Does it Mean to be Published in a Nationwide Real Estate Magazine - 04/18/16 08:56 AM
What Does it Mean to be Published in a Nationwide Real Estate Magazine?

Since 2009, I've been fortunate enough to be published (or interviewed) a total of seven times in various nationwide real estate publications. That list of publications included Realtor Magazine, the NAR "Legislative Live Blog", The Wall Street Journal  and The Residential Specialist Magazine  (published by the Council of Residential Specialists).

The first of these published interviews took place in 2009 and 2010, with two interviews by Regina Ludes for The Residential Specialist Magazine, one entitled "Letter Perfect" and the second entitled "State of the Markets" (about the Minneapolis & Saint Paul … (12 comments)

Reasons Why We Post our Pending and Sold Listings on our Blog

I've noticed that we seem to be the only area real estate firm in Ashland and Bayfield Counties that routinely publishes our "Sale Pending" and "SOLD" properties.  A few clients have asked us why we do this.

We're proud of our recent solds and pending sales.  For a long time, i've held the opinion that competitors don't publish their successes when there's not much to publish.  In other words, the second home/vacation home market in northern Wisconsin isn't surging everywhere.  There are still pockets of lackluster sales volume and … (1 comments)

We Made Sales All Winter While Other Area Realtors Were on Vacation

For as far back as I can remember, real estate agents on Madeline Island and on the mainland (Bayfield and other northwest Wisconsin towns) have been giving their clients the questionable advice that "no one comes up here to buy in winter, so you might as well take your property off the market until next April or May".

If you bought into that bad advice last autumn, you made a major mistake.

Between mid-September of 2013 and today, buyer interest in real estate on Madeline Island and in the Apostle … (4 comments)

Leads From Facebook Really DO Come Your Way Eventually

I'll admit I've been skeptical about Facebook as a client prospecting tool.  I've found it a pretty good way to communcate with some of my clients when all else fails.  And it's also a good way to share posts to our Madeline Island Real Estate Blog with friends and past clients.  However it's never been a verifiable source of new client leads for our office.
Today was different. I received an email from a Wisconsin buyer who is looking for property near the border, just east of Hudson, Wisconsin. Apparently … (5 comments)

Why I Write This Real Estate Blog - And Why You Should Be Reading It

Consumers are thirsty for accurate, up-to-date real estate market information, particularly market information for their unique neighborhood.  Homeowners want information on what their dwelling is worth.  Buyers seek price and recent sales information as part of the process of searching for a home.
Unfortunately, consumers don't get great local market information from listing aggregators.  What they get is glitzy pie charts and graphs, often inaccurate "estimates" of a home's value.  Much of the market information is city-wide or county-wide, rather than truly local. … (3 comments)

Our Madeline Island Real Estate Blog is Read by Nearly as Many Minnesotans as by Wisconsinites
I probably should have guessed this all along, but today I did a little research into the visitor statistics for my Madeline Island Real Estate Blog to see where those visitors are coming from.  And I found that the number of blog visitors from Wisconsin and Minnesota is nearly equal.  Below are the stats from my ClustrMaps widget on my Wisconsin blog:

You'll notice that the number of visitors from Minnesota and from Wisconsin is close to identical, both states with around … (1 comments)

madeline island real estate blog: If You Offer a Market Report Newsletter on the Web, Shouldn't it be Up to Date? - 11/03/11 02:56 AM

If You Offer a Market Report Newsletter on the Web, Shouldn't it be Up to Date?

We recently became aware that one of our Bayfield County competitors offers an online newsletter on their website.  A click on the tab brings you to that real estate newsletter.
Unfortunately, the "Market Update" available there is from 2006.
Claiming to be an "Advisor" to buyers and sellers is a lofty goal.  But when you profess to offer relevant market information, shouldn't that information be gathered from within the past six months?  Or at very least, shouldn't it be about the 2011 market?
A great … (6 comments)

Supersizing Your Marketing May Boost Sales

If you've seen the new Ralph Lauren "Polo" logo, you may have noticed something.
The tiny Polo Pony and rider logo which formerly adorned Polo wearing apparel has grown hugely in size.  The old logo was under an inch in height.  The new "Big Pony" logo is big, about five inches high..if it were any bigger, one would be able to determine the pony's gender from a distance of several feet.
In fairness to the Polo folks, this isn't a newfangled marketing formula.  You see the same large-format logos on Abercrombie apparel.  In … (3 comments)

Praise from a Professional Photographer

I was at the Bell Street Gallery on Madeline Island last weekend, shooting a few photos at one of Steve and Mary McHugh's gallery openings.  I brought along a camera and a new lens that I've been experimenting with.  The results turned out to be fun and interesting.  Here are a few samples:

The images are ultrawide and crisp, nearly 180 degree views.  You just can't get results like these from most conventional ultrawide lenses. [Photo courtesy of Madeline Island Realty]

The Canon 15mm Fisheye lens lets you stuff a lot of view … (2 comments)
