Last week, we were contacted by another Minneapolis & Saint Paul area real estate agent about property on Madeline Island. We are contacted by Twin Cities agents, Madison (Wisconsin) agents, Milwaukee agents, Chicago agents and others in the real estate industry on a regular basis. This was our second such phone inquiry from an out-of-area real estate agent in the past thirty days, and our third since the beginning of the year.

Realtor Magazine Reports Strong Demand for Luxury Homes and We Agree
Yesterday's "Daily Real Estate News" on the Realtor Magazine website included an article entitled "Polar Vortex Hasn't Frozen Luxury Sales". The article went on to report on the nationwide rise in median home prices for homes priced at over $500,000.
We strongly agree. In the last six months, Madeline Island Realty has closed three luxury home sales over half a million dollars on Madeline Island. In fact, our average dollar amount among luxury home sales in the over-$500,000 bracket during the past twenty-four months has been over $900,000.

Every now and then, I remind a Madeline Island buyer who lives in the Twin Cities area that we have an office in the greater Minneapolis & Saint Paul metropolitan area. Our business card displays each office on opposite sides of the card, with Madeline Island Realty (WI) on one side (white type reversed out of a navy blue background) and Wayzata Lakes Realty (MN) on the other (blue type on a white background).

Our January closed real estate sales (made by our Wisconsin office) totaled $697,681. This was a cash sale. We have three pending sales of Madeline Island properties, totaling nearly $600,000 (two of these are scheduled to close in March and one in April). It's not often that we list and sell an aircraft hangar, but we're very proud of this one. Hangar number eight at the Madeline Island Airport, located at 777 Airport Drive, LaPointe, Wisconsin is now sold.
One of our clients (who purchased a waterfront home on Madeline Island late last autumn) decided he'd like to have a hangar for his private plane, and so this hangar was a perfect addition for him. Quite a few of our summer homeowners on Madeline Island are also private pilots.

At the end of January, our Madeline Island Realty office tallied our closed real estate sales on the Island between mid-September of 2013 and the end of January, 2014.
We're pleased to report that our Madeline Island sales over the past five months have averaged over $590,000 per month.

We're receiving a lot of compliments from clients and customers about our new "Property for Sale" signs. The new sailboat logo and white lettering reversed out of a midnight blue background is distinctive and we're told it stands apart from competitors' signs.
Our "old" sign, with a stylized sailboat graphic and teal blue background, served us well for over twelve years. Madeline Island Realty was the first Madeline Island real estate company to introduce participation in a Multiple Listing Service (MLS) back in 2001. At the time we joined the Northwest Wisconsin MLS, there was skepticism, even a fair amount of ridicule on the part of our competitors. Today, virtually everyone on Madeline Island with a real estate license who is still in business is an MLS participant. The same holds true for Bayfield (Wisconsin) agents.

A well-known area appraiser contacted us last summer to learn more about recent home sales by Madeline Island Realty in LaPointe, Wisconsin.
The purpose of his contact email was to gather comparable sales for an appraisal in the Bayfield, Wisconsin area. He'd been searching on the SAAR (Superior Area Association of Realtors) MLS for sales in the immediate area and couldn't find enough suitable comparable sales there in order to support an appraisal.
