Listing prices declined slightly during the month of October, as sellers attempted to attract a buyer prospect during the remaining weeks of the tourist season.  Typically, Madeline Island sellers tend to adjust their prices downward late in the season once tourist traffic to the Island begins to subside.

When our Madeline Island real estate office procured the buyer for a waterfront dwelling on Main Street, LaPointe, Wisconsin late last year, there were no recent lakeshore sales in that price bracket on Madeline Island.  We indentified an interested party, wrote the offer and brought the transaction to closing just over ten months ago.
That property wasn't our listing, but our buyers understood the value of the property immediately and they fell in love with it.  Waterfront lots on Lake Superior with low bank (or almost no bank) and sand beach are a rare commodity on the Island.  This property had a stretch of magnificent sand … (2 comments)

One of my competitors on Madeline Island is sitting at an old-fashioned "Open House" today.  He was there last weekend too, diligently waiting for people to walk in off the street and look at his listing.  I'm told he had a total of four visitors last Saturday.
The problem with those old-fashioned Open Houses is that they rely upon drive-by prospects to notice the "Open" sign.  Hopefully, those drive-by folks will overcome their nervousness about being face-to-face with an agent and then they'll actually stop the car and go inside.

If you were one of the unfortunates who purchased the same model Hewlett-Packard Pavillion Entertainment PC laptop as I did three and a half years ago, my condolences.
On Sunday morning, I discovered that my HP laptop with the big, bright screen wouldn't boot up.  It would display the HP logo, then the Microsoft Windows boot screen, and then the whole screen went dark.  I was then treated to a "light show", with linear streaks of blue, yellow, red and green streaking across the screen, both vertically and horizontally.

I'm not writing this to embarrass any particular individual.  Learning how to market real estate is a continuous process.  And we can all learn from one another, particularly on a site like ActiveRain where there are so many great resources available.

Nobody can't watch jittery, shaky video footage for very long without feeling like they've had way too much coffee.  It's extremely distracting to view a video that is blurry and shaky.  But I've noticed some in the real estate business uploading property videos to YouTube which are really hard to watch.

Let's talk tripods. 
Until someone figures out how to develop image stabilization that works well in all situations, photographic tripods will still be around.  In low light and for shots where you want a level horizon, a tripod is essential.  Yeah, you can level the horizon later on in most photo editing software, but you'll need to crop and you'll lose frame width.
The place where I see tripods least often used, and most often needed, is in video tours for real estate.  Going handheld with a videocamera when shooting a home tour is pretty unwise.  No one enjoys watching a jittery, bouncy image … (3 comments)

If you use Previsite virtual tours, you've probably seen this already.
Previsite sends us weekly tracking reports that tell us how many views our virtual tours have received and where they come from.

The statistics include source tracking, both direct visitors to our Previsite virtual tours and referrals from other sites such as ActiveRain and RealBird.
Naturally, I like being able to quote hits and page views by property to my listing clients.  At present, I believe Madeline Island Realty is the only LaPointe, Wisconsin real estate firm that makes this information available to their sellers.

We receive a lot of compliments on our Madeline Island Realty three-panel listing brochure and our one-page listing flyers. 

One of my listing clients asked me the other day why we take the time to desktop publish our listing brochures and flyers.  I responded by saying that pre-printed listing flyers are, in my opinion, a waste of money.  They don't allow for price changes or photo substitutions.  They also don't allow for new or withdrawn listings.

Today, I attended a luncheon at a networking event for real estate professionals in eastern Wisconsin.  In the course of the luncheon, we were treated to a brief appearance by a nationally-known real estate educator.  In the course of the gentleman's remarks, he gave his opinion on the value of technology courses for real estate professionals.

This evening, I was delighted to receive a call from a fellow who was interested in purchasing one of our listings.  Unfortunately, he was attempting to call from a cellphone from downtown LaPointe, on Madeline Island.
Our Island has poor cellular service that is almost legendary.  Unless you have Alltel local service (from Chequamegon Telephone Cooperative on the nearby mainland) or your cellular carrier is AT & T, you can expect to have problems using your cellphone on Madeline Island.
