Trulia reports that average home listing prices continued to drop at the end of November, 2011.  The average list price of a home in the 54814 zip code area fell to $199,941 as of November 30th, down 0.7% from the prior week.
The average list price of a Bayfield, Wisconsin home has dropped 2.5%, or $5229, since November 9, 2011.  The number of available listings in 54814 also dropped nearly 5% during the month of November, 2011.

According to statistics from the Trulia website, the average list price of a listed dwelling on Madeline Island dropped to $383,729.  The new average price in the 54850 zip code area represents a 0.4% drop from the previous week.
Continued weakness in pricing can be attributed to a number of factors, including the typical winter seasonal slowdown in Madeline Island tourist and visitor traffic.  A lack of available mortgage lending in rural northwest Wisconsin is also a contributing factor.

The Duluth Superior Area Community Foundation recently presented its Touchstone Award to the Madeline Island Anishinaabeg Gathering, which took place on the Island in late September.  The purpose of the gathering was to recognize Madeline Island's importance to the Anishinaabeg.  Speakers included Winona LaDuke and included tribal elders, historians and community leaders.
In conjunction with the gathering, the Madeline Island Museum held an open house, with a special book signing by author Dr. Thomas Vennum.

The article also refers to the National Geographic Explorer survey which ranked the Apostle Islands (including Madeline Island) as one of the "Top Places to Visit".

Average Madeline Island Listing Price Drops in November to $385,305 - Madeline Island Real Estate Market Report

According to the Trulia website, as of November 23rd, 2011, the average listing price for a home listed in the 54850 zip code was $385,305.  That figure was down from the late October report, when the average list price was $430,574.
Trulia reports that there are currently 64 homes for sale on Madeline Island, including one in some stage of the foreclosure process. Most of the drop in list prices during November came during the first ten days of the month.

The Minneapolis Star Tribune reported Thursday that the jobless rate in Minnesota fell .5% in October, from 6.9% to 6.4%. 
Why is this good news for home sellers on Madeline Island?
Because over three-fourths of prospective buyers in our zip code (54850) come from the State of Minnesota.  A significant majority of Madeline Island second home owners come from the Minneapolis - Saint Paul metro area.

This past summer, a camera crew from the Live Well Network arrived on Madeline Island to shoot several segments which highlight area attractions.  The segments included one on shipwreck diving off Madeline Island, a feature about the Apostle Islands sea caves and another about the Bayfield Inn.

We recently became aware that one of our Bayfield County competitors offers an online newsletter on their website.  A click on the tab brings you to that real estate newsletter.
Unfortunately, the "Market Update" available there is from 2006.
Claiming to be an "Advisor" to buyers and sellers is a lofty goal.  But when you profess to offer relevant market information, shouldn't that information be gathered from within the past six months?  Or at very least, shouldn't it be about the 2011 market?

One of my favorite stories is about one of my buyers, actually a couple who bought a waterfront home on Madeline Island with my help a few years ago.
These folks didn't necessarily pay the lowest possible price for their home.  Maybe they could have gotten it for a bit less, maybe not.  Perhaps they could have waited on the sidelines and could have made an offer months later, if the house was still available at that time.  But they could just as easily have lost out on purchasing the place.

We hear both of these conflicting comments from prospective buyers every year.  A prospect walks into our downtown La Pointe, Wisconsin office to inquire about listings for sale. And her first question is "why is there so much on the market here?"
Funny but an hour earlier, another would-be buyer came into the office and complained that "there isn't much to choose from" among the properties currently listed for sale on Madeline Island.
