twin cities: SOLD in Eden Prairie, Minnesota - 6507 Kurtz Lane - 03/22/14 04:08 AM
SOLD in Eden Prairie, Minnesota - 6507 Kurtz Lane

Our Twin Cities company, Wayzata Lakes Realty, has closed the sale of another single-family home.  6507 Kurtz Lane, Eden Prairie is now a closed sale.
This one-level home on nearly a full acre of woods, with water frontage, is a unique gem in a low-density area of Eden Prairie.  The private setting is rich with waterfowl, with a long private driveway.  Many buyers think of Eden Prairie as a fully-developed bedroom community with most homes neatly platted in rows.  This one makes you feel you are much farther out from the core metro … (1 comments)

twin cities: Why More Agents Refer Clients to Us Than to Any Other Local Firm - 03/16/14 02:23 PM

Why More Agents Refer Clients to Us Than to Any Other Local Firm

Last week, we were contacted by another Minneapolis & Saint Paul area real estate agent about property on Madeline Island.  We are contacted by Twin Cities agents, Madison (Wisconsin) agents, Milwaukee agents, Chicago agents and others in the real estate industry on a regular basis.  This was our second such phone inquiry from an out-of-area real estate agent in the past thirty days, and our third since the beginning of the year.
Why does Madeline Island Realty receive so many referral calls and inquiries from real estate licensees?  Maybe … (1 comments)

twin cities: Here's What Goes Into Showing Your Madeline Island Home in Winter - 03/03/13 11:22 PM

Here's What Goes Into Showing Your Madeline Island Home in Winter

I spent the past weekend showing homes on Madeline Island.  It was an adventure in many ways, certainly not routine.  Showing homes on a snowy, wintry island in Lake Superior is never routine.
It occurred to me that most of my clients have no idea what's actually involved in showing their Madeline Island home during winter months.  Allow me to paint you a picture of what this is like.
Transportation: The 250-mile drive from Minneapolis - Saint Paul was uneventful.  Roads were cleared and dry, traffic wasn't bad … (3 comments)

twin cities: We May be a Small Company, but We Had a Pretty Big Year in 2012 - 12/23/12 12:22 PM

We May be a Small Company, but We Had a Pretty Big Year in 2012

The end of any year is a particularly good time to count your blessings.  And December of 2012 will be no exception.
As I look back on the past year, our company enjoyed success that exceeded expectations.  One of our listings sold at a record high price for a broker-assisted sale on Madeline Island.  Another of our Madeline Island real estate listings received an accepted offer in midwinter (at 98 per cent of the listed price), at a time of year when second homes rarely sell.  And … (1 comments)

twin cities: Testimonials are Great, but Pending Sales and Solds are Even Better - 03/08/12 03:53 AM

Testimonials are Great, but Pending Sales and Solds are Even Better
We all love client testimonials.  When a transaction is concluded successfully, it's gratifying to come away from a closing with kudos from a client, in addition to that commission check.
For example, here's an endorsement from a fellow whose waterfront home I sold two years ago.
“As usual your marketing talents exceed expectations. Thanks!”
We were able to find him a great buyer and got his home sold at a price that surprised the seller, as well as a few area competitors.  He's now preparing to list his Minneapolis area home for … (1 comments)

twin cities: A Referral From Minneapolis Real Estate Agent Cotty Lowry Shows Why Other Real Estate Professionals Choose Madeline Island Realty - 09/25/11 05:00 AM

A Referral From Minneapolis Real Estate Agent Cotty Lowry Shows Why Other Real Estate Professionals Choose Madeline Island Realty

At the beginning of August, I received a phone call from Minneapolis area Realtor Cotty Lowry, inquiring about a Madeline Island property owned by one of his clients.

Cotty Lowry is a well-known and much respected Realtor in the Twin Cities area who specializes in the south Minneapolis area.  He enjoyed a stellar career as a residential Realtor with Coldwell Banker Burnet, becoming one of the top 40 sales associates at that firm in 2002.  Cotty is now a partner and owner with the Minneapolis … (0 comments)

twin cities: Last boat from Bayfield to Madeline Island on Friday night of "Biker Weekend" - 06/22/08 07:57 AM
I found myself on the 11 p.m. trip, the last of the day, from Bayfield to La Pointe this evening.
If you were trying to determine whether or not tourism is down this year, you'd get the impression things are slow this year by riding the last ferry of the day to La Pointe on a Friday summer evening.
We left the mainland aboard the Bayfield at around 11:10 p.m., with a total of just seven vehicles on deck.  Two of the vehicles had Wisconsin license plates, the remaining five (including mine) had Minnesota plates.
The Bayfield has a capacity of 26 … (0 comments)

twin cities: Unscientific Survey on Memorial Day Visitor Traffic to Madeline Island - 05/24/08 09:38 AM
Here's the results of a fairly un-scientific survey about visitor traffic aboard the Madeline Island Ferry Line last night.
A friend sent me results of his survey, in which he counted the number of Minnesota, Wisconsin and Illinois license plates aboard the "Bayfield" on the 9 p.m. run to Madeline Island.  Sounds like fun, doesn't it?
The count results:
14 vehicles with Minnesota license plates
4 vehicles with Wisconsin license plates
1 vehicle with Illinois license plates
How's that for accuracy?
Well, the results are in keeping with my assumption that the majority of summer visitors to Madeline Island come from Minnesota … (2 comments)

twin cities: 12% of Americans Plan to Spend Economic Stimulus Money on Vacation Travel - Come Visit Madeline Island! - 05/21/08 02:37 PM
According to the news services, the Federal Government estimates that twelve per cent of Americans plan to spend their "economic stimulus" rebates on vacation travel.
The local television news reported this eveing that the average gasoline cost will be about $58 round trip for someone in the Twin Cities (Minneapolis and Saint Paul, Minnesota) to vacation in Duluth.  That's about five dollars more than last summer.
So I'd estimate it would cost a little over $60 for the same Twin Cities resident to make the round trip to Bayfield, Wisconsin for the ferry journey to Madeline Island.  That's not as bad as I thought.

twin cities: It's Official ! I've Been Re-elected to the Board of Directors of the Twin Cities Musicians' Union - 12/08/07 08:41 AM
The phone call came in about forty-five minutes ago from Tom Baskerville, Secretary of the Twin Cities Musicians' Union.  Ballots were counted today and I'm told I have been re-elected to a fourth term as a member of the TCMU Board.  We are an AFL-CIO Union local, members of the American Federation of Musicians.
The Twin Cities Musicians' Union (Local 30-73, AFL-CIO) serves the greater Minneapolis and Saint Paul metropolitan area, including a portion of western Wisconsin close to the Minnesota border.  Our officers and board members assist with contract negotiations on behalf of musicians in organizations such as the Minnesota Orchestra, Saint Paul … (22 comments)

twin cities: Has "Working Your Farm" Become a Load of Manure? - 11/20/07 01:17 AM

This post was inspired by another, written by a Broward County, Florida agent and posted two days ago.  That agent's post described as a "scam" the actions of a competitor who took a listing twenty miles from her "farm" area.
Is the tried-and-true concept of staying close to home and "Working Your Farm" obsolete? Has the Web made listing less local?  As long as you act in the best interests of your Seller and serve the client's needs, is it unethical to take a listing twenty miles away from your primary service area?  Do you consider working in more than one county or area … (8 comments)
