Every month I update my Atlanta real estate market charts from the data put out by the FMLS by Smart Numbers.  I was unhappy with the few charts that they have available so I toiled long and hard and created my own charts. 
I think it's important to have data going back a few years. My charts go back to 2002.  You need to have a picture of where we've been so you can see trends and have perspective.

Here are my charts for the average price of homes in areas around Metro Atlanta.  These are updated with the August 2010 numbers that just came out.
These charts here are the 12 month moving averages weighted by sales volume.  For days on market and list/sales price ratios for all of the areas, go to my main website.
Prices in many areas around Atlanta have been flat for the past year.  A few areas are starting to see a little blip up in prices.  Some areas are still trending down.

The following are some charts I put together showing some key statistics for single family detached homes in southern Sandy Springs Georgia (FMLS area 132)
I've gone back and compiled the data that Smart Numbers puts out for the FMLS monthly reports for the past 8 years. This allows the trend to be seen over time. I've found that month to month numbers to be pretty useless so that's why I spent all of the time to create these charts.

market stats: Inventory and Absorption Rates in Sandy Springs at Different Price Points - 01/29/10 06:18 AM
I just went on a successful listing appointment in Sandy Springs.  I had put together some market charts to show how the market was in different price ranges.   I'm going to slowly work up these charts for more areas around Atlanta.
I have absorption rates going back to January of 2002 so you can see the trends over time.  I took the number of sales in the past 12 months and divided it into the current number of homes on the market.  Then, by dividing by 12, I get the number of months to clear the current inventory if sales are the same as … (0 comments)

The December stats came out from the FMLS.
I updated my ongoing chart with the new data.  The 12 month moving average for number of units inching up a bit but the average price is flat.  Maybe we're creating a solid bottom for prices.
These charts are for the entire metro Atlanta area for single family detached homes.

The latest Case-Shiller index didn't change much for Atlanta. As you can see, Atlanta is near the bottom of the list which means that housing is comparitively cheap … (0 comments)

It really amazes me how different parts of Atlanta have fared in the last few years. 
In the middle of 2007 the real estate market in Atlanta finally began to take a hit.  In some areas the bottom seemed to drop out.  Other areas have held up reasonably well in comparison.

market stats: Atlanta Market Stats - 05/06/09 01:56 AM
These numbers came out two weeks ago.  I've been really busy but I finally got time to update all of my charts. 
Below are the numbers for the total FMLS area for March 2009. They are for single family detached homes. It's nice to know but the important numbers are what's happening in your more immediate area.  For that, I now have graphs for 26 local market areas around Atlanta.  Links with a reference map are down below.  I'll add  about 10 more areas as time permits over the next few months.

market stats: South Fulton Real Estate Market Stats February 2009. FMLS Area 33 - 03/31/09 04:18 AM
This is another that has been hit hard.   The average price in the South Fulton area of Atlanta dropped 24% this past year.  Over the past four years average prices have dropped from around $200,000 to around $120,000. There are a lot of foreclosures in this area.
I don't personally work this area but if you are interested in it, I have a few agents in my office who cover this area.
The number of sales has increased as prices have dropped.  The last five months prices are remain flat after dropping dramatically during the previous 12 months.  This might be a bottom for prices in … (0 comments)

market stats: Clayton County Real Estate Market Stats February 2009. FMLS Area 161 - 03/31/09 04:03 AM
The Clayton County area average home sales price has gone through the floor. Three years ago the average price was around $150,000 and now it's at $50,000!!! The number of sales have gone up substantially so it looks like there are buyers out there at these low prices.  The biggest problem down here has been the school system losing it's accreditation. This is an area that has a huge number of foreclosures. 
Total days on market is 104.  The sales price to original list price ratio continues to dropped below 80%.

market stats: Lilburn Real Estate Market Stats February 2009. FMLS Area 64 - 03/31/09 03:53 AM
The Lilburn area average home sales price has broken down significantly over the past year. The number of sales had been going down quite a bit also but year over year they haven't changed much.
Total days on market went up to 123.  The sales price to original list price ratio continues to drop down to around 82%. 
The numbers below are for single family detached homes in FMLS area 64. Links to stats for other areas are at the bottom of the page.
Year over year, total transactions decreased from 106 to 95 (-10%)
Year over year, average sales price decreased from $200,166 to $128,896 (-36%)
