This week our Coldwell Banker Regional meeting there was the annoucment for a new lease option program that will give thousands of home buyers a new option who may not have qualifed for traditional financing options, or were not looking to make a long term commitment.
 
Hyperion Homes is the investment company, and unlike many other instituional home buyers these guys are more focused on the buyer/renter.

Let's make a deal!!!! You have heard by now the Monster Banks  settlement with 49 state attorneys
general. $26 billion for homeowners underwater to help them reduce principal.But wait, it will not help everybody.
Mortgages owned by Freddie Mac and Fannie Mae are not eligible. Also, only $20 billion would go to homeowners to help them refinance or reduce their principal.
Some 750'000 people who were Foreclosed on between 2008 and 2011 will get approximately $2000.

florida: Appraisal Nightmares - 12/05/07 10:45 AM
I need to vent.  I sold a home in record 30 days on the market for a record price over a million.  In a neighborhood where the average selling price is 400's.
Great, the sellers are happy, but I am thinking about the appraisal issues that will come up, which they did.  The best appraisal the buyers could get was in the high nines.
The seller dropped the price to the appraised value.  Then the lender had a "field review" and determined that the home was only worth 800k.  The mortgage broker shopped the deal to a few other banks and the highest … (5 comments)

Wow, what a surge of activity in the past few days.  There must me some serious cold weather up north because the traffic here in Bradenton, FL has really increased much earlier compared to most years.  Also, the amount of inquiries that I am recieving from northern folks has increased. This afternoon I had a call from a buyer looking for a colf course community for a vacation home.
The price of his home has doubled in 3 years (according to him), while I can confirm that prices are HALF of what they were 2 years ago.

I was able to confirm that buyers who have purchased and sold a home in florida in 2007 would be able to take advantage of the portable homestead benefit. Of course that is if it passes.
Which it should since the entire law was written to pass since most voters are homesteaders.
 
This could help get our real estate market out of the funk and help some sitting on the sideline to jump into the market sooner then later.
 
I have a few customers that will save 4000-6000 by the law change.
