home buying: The Home Buyers Grieving Process - 12/05/09 12:06 AM

I read this great post this morning about sellers and the grieving process. I totally see the similarities between a seller accepting the realities of today's real estate market and the grieving process.
I can also see it in a buyer as well.
Stage 1 - Denial
A buyer reads about how prices have declined over the last few years and makes the decision to purchase a home. So he sits down and makes out a wish list and figures a budget for a purchase. He wants a 4 bedroom, 3 bathroom, newer, in a great part of town with … (9 comments)

home buying: When should a buyer start looking at property? - 11/28/09 10:06 PM

When should a buyer start looking at property? I have dealt with buyers who got the urge to move or buy a 2nd home, started looking at property and bought one rather quickly. I have buyers that have been looking at Sarasota houses for the last 5 years without making a purchase. home buying: 10 Tips to Turn Your Buyers Into Lookers - 02/06/09 10:46 PM
1. Don't Explain
Don't explain the sales process up front. Keep them in the dark as long as possible and when they ask questions about buying a home do your best to be vague and not answer them.

Talk at length about how everyone is losing money in real estate. Go into long tirades about friends and clients who have lost equity as the prices have declined over the last several years. Plant the seed in the buyers head that after they purchase a home that they value of it might go down.
3. Renting vs. Owning
Talk … (3 comments)
