After a year using Top Producer, I fail to see the benefits. I have used it for database management, lead generation and prospecting, and managing buyer/seller transactions. As the year has progressed, I have found it easier and faster to manage transactions and prospecting manually. It has been useful for lead generation and database management, but TP8i has made that less useful. Furthermore, I dislike having to be online to use, and constantly having to re-log on. Does anyone have any thoughts on this? I would love to hear the experiences of people who have felt the same and discontinued using it. Marcy (19 comments)

What a great value-added service for your listing clients. Without going the full certification route, I wonder if there is a standard checklist that sellers might complete when getting ready to list their house for sale. Where does it end? Smart phones, websites, internet access, virtual tours, call capture, Top Producer, and so on - all at a "nominal" monthly fee that can add up to mucho bucks. It is important to know which technologies have a return on the dollar. It is refreshing that at least ActiveRain is free. What technologies do you think have the highest return? (10 comments)

Does anyone have any thoughts or recommendations on minimizing the cost of printer ink? With a printer at the office and three at home, keeping up with ink is getting pretty expensive. I know some people buy ink refills and refill the cartridge themselves, and am wondering if it worth the time and mess. (14 comments)

I like to cover specific areas. The order does not really matter as long as your cover all of them. Wants & Needs. What are your needs in a home? Beds, baths, garage, square footage, location, etc. etc. Qualification. What are you financially able to purchase? If financing, have you been pre-approved? Motivation. What is your time frame? Are you ready to buy? Do you have a contingency, such as selling a house. Agency. This a requirement in South Carolina.
