real estate agent in spartanburg: Top Producer, Anyone? - 09/04/08 04:26 AM
After a year using Top Producer, I fail to see the benefits. I have used it for database management, lead generation and prospecting, and managing buyer/seller transactions. As the year has progressed, I have found it easier and faster to manage transactions and prospecting manually. It has been useful for lead generation and database management, but TP8i has made that less useful. Furthermore, I dislike having to be online to use, and constantly having to re-log on. Does anyone have any thoughts on this? I would love to hear the experiences of people who have felt the same and discontinued using it.

real estate agent in spartanburg: Going Green... - 08/30/08 04:23 AM
What a great value-added service for your listing clients. Without going the full certification route, I wonder if there is a standard checklist that sellers might complete when getting ready to list their house for sale. Besides a home warranty and pre-inspection, I would think it would be a helpful selling point.

real estate agent in spartanburg: Keeping up with technology. - 08/29/08 11:53 PM
Where does it end?  Smart phones, websites, internet access, virtual tours, call capture, Top Producer, and so on - all at a "nominal" monthly fee that can add up to mucho bucks. It is important to know which technologies have a return on the dollar. It is refreshing that at least ActiveRain is free. What technologies do you think have the highest return?

real estate agent in spartanburg: Printer Ink - 08/29/08 11:51 PM
Does anyone have any thoughts or recommendations on minimizing the cost of printer ink? With a printer at the office and three at home, keeping up with ink is getting pretty expensive. I know some people buy ink refills and refill the cartridge themselves, and am wondering if it worth the time and mess.

real estate agent in spartanburg: Your Final Step in Buying a Home... - 08/23/08 02:42 PM
You are almost there. You just need to prepare for closing and prepare for moving day. Order utilities a few days before. Notify contacts of your address change. Schedule a locksmith to change the locks - this is a must! Then go to closing, relax, and enjoy your new home.  Take a moment to thank your realtor. You both have worked hard for this day.

real estate agent in spartanburg: Your Fifth Step In Buying A Home... - 08/23/08 02:40 PM
Once the contract has signed, you will need to follow through on any terms set in the contract. This may include things such applying for financing and ordering a general home and other inspections, appraisal, survey, and home warranty.  You will also need to choose a closing time and place, and possibly an attorney. Remember, your realtor is there to assist you every step of the way.

real estate agent in spartanburg: Your Fourth Step In Buying A Home... - 08/23/08 02:38 PM
Once you have found a home, the next step is to write a contract. This starts with making an offer on house, indicating what price and terms you want. The Seller may accept your offer, decline your offer, or make a counteroffer. Once you have both agreed on the contract, both parties will sign it. A good realtor is a great asset to have in writing and negotiating a contract and can save you a lot of money.

real estate agent in spartanburg: Your Second Step to Buying a Home... - 08/23/08 02:32 PM
In your initial consultation with your realtor, you will be asked about your wants and needs. What do you want in a home? Where would you like to live? Do you need to be in a particular school district?  You will be asked about your financial qualifications. Will you use cash or financing? If financing, have you talked to a lender and been pre-approved? If not yet, your realtor can set you in the right direction. You will be asked about your time frame. How soon do you need to buy? Do you have any contingencies, such as selling a home … (0 comments)

real estate agent in spartanburg: Does Anyone Use a 30 Day Survey? - 08/23/08 01:11 PM
I am thinking of incorporating one into my listing program and am wondering if others have gotten good response and/or good results from using them. I would think that it would bring any issues of concern to my attention and remind clients that I want to provide the best service possible to them. I would love to hear other's experience with them.

real estate agent in spartanburg: Establishing Rapport in a Buyer Interview - 08/23/08 12:51 PM
This is vitally important so that you can obtain the information you need to efficiently and effectively serve your client. Unless your Buyer feels comfort and trust in you, you may not get complete honesty. It pays to take the time to establish rapport before going further - it will save time in the long run.

real estate agent in spartanburg: What is in your Buyer Interview? - 08/23/08 12:40 PM
I like to cover specific areas. The order does not really matter as long as your cover all of them.
Wants & Needs. What are your needs in a home? Beds, baths, garage, square footage, location, etc. etc.
Qualification. What are you financially able to purchase? If financing, have you been pre-approved?
Motivation.  What is your time frame? Are you ready to buy? Do you have a contingency, such as selling a house.
Agency. This a requirement in South Carolina.
