For anyone following the Palo Alto Market, especially in South Palo Alto, things are pretty crazy. Homes are once again getting multiple offers and there are many more people trying to buy right now, than there are homes to buy. For some buyers this can be very discouraging if not downright maddening. Many do not understand why their wonderful offer at or above asking is not getting accepted. What does it take to "win" in one of these multiple offer situations? How much risk are you willing to take to buy a Palo Alto home?

These are the closed sales since Sept 1, 2009.
The length of escrow averaged 32 days which is quite short. The average days on market is 50 days, but that is because the upper end houses are staying on the market much longer than the lower end. The most striking thing to me is that there were 3 closed sales over 2 million and 41 under 2 million. Doesn't take a rocket scientist to figure out what that means. Palo Alto is still popular, but over 2 million is a hard sell.

Again, the number of multiple price reductions have gone down dramatically indicating that the seller expectations are getting closer in line to the buyer's.

32 Pending sales
8 Closed sales this week

What does this mean? There has not been much change in inventory this week in active listings and 3 more pending sales which is a 10% increase. 4 Closed sales this week

What does this mean? There has not been much change in inventory this week, either in active listings or pending sales. Also, the over 2 million market is very slow with 37 active listings and 5 pending sales. Under 2 million there are 61 active listings and 15 pending sales, 1 to 4 ratio of pending to active, which is not terrific, but about average … (0 comments)

What does this mean? The inventory is stable from last week, but this was a holiday week-end so there may be another jump this week. Pending sales are up from 21 to 26 so percentage wise pendings are actually up a little more than active, but the overall ratio is still 1 pending for less than 4 actives which is a little better … (3 comments)

Interesting observation on the pending sales:

There is 1 pending sale at $3,995,000, 3 hovering at the 2 million mark, and 14 pending sales under $1,588,000. These are all list prices.

The sales for the last week were as follows:

676 Mayfield Listed for $2.8 million and sold for 2.5 million. This house is on Stanford campus and can only be sold to Stanford Faculty or qualified staff.

I posted the PA update on Mon and due to a big mistake on my part I gave out the wrong info on sold homes. I apologize!
There were an additional 5 homes that closed escrow last week.

2757 Gaspar Ct. in Midtown listed for $1,745,000 and sold for $1,751,000, a little over asking price. This is a very nice 17 year home on a peaceful cul-de-sac. 1491 Edgewood listed for $1,995,000 and sold for $2,075,000, 80K over asking.
