For anyone following the Palo Alto Market, especially in South Palo Alto, things are pretty crazy.  Homes are once again getting multiple offers and there are many more people trying to buy right now, than there are homes to buy.  For some buyers this can be very discouraging if not downright maddening.  Many do not understand why their wonderful offer at or above asking is not getting accepted. What does it take to "win" in one of these multiple offer situations? How much risk are you willing to take to buy a Palo Alto home?

These are the closed sales since Sept 1, 2009.
The length of escrow averaged 32 days which is quite short. The average days on market is 50 days, but that is because the upper end houses are staying on the market much longer than the lower end. The most striking thing to me is that there were 3 closed sales over 2 million and 41 under 2 million. Doesn't take a rocket scientist to figure out what that means. Palo Alto is still popular, but over 2 million is a hard sell.

Also, the over 2 million market is very slow with 37 active listings and 5 pending sales. There were an additional 5 homes that closed escrow last week.
 
2757 Gaspar Ct. in Midtown listed for $1,745,000 and sold for $1,751,000, a little over asking price. This is a very nice 17 year home on a peaceful cul-de-sac. 1491 Edgewood listed for $1,995,000 and sold for $2,075,000, 80K over asking.
