Here's our recent listing in Encinitas Highlands in Encinitas, California. It is a super-cute beach home near the downtown, and it's a quick walk to the beach. It's also just a quick walk to restaurants, the movie theatre, and the brand new Encinitas library. We sent out about 15,000 brochures, so most people in Encinitas know about the home. I'm posting it here just in case someone from out of town has an interest. Address: 627 Cornish Ave., Encinitas, CA 92024 Particulars: 3 beds, 1 bath, 1284 sq. ft., lot is over 9500 sq. ft. encinitas: Encinitas Beach Home Showing Pole/HDR Photography

Our practice has been hectic here in San Diego which is why I haven't posted for a while. Anyway, I wanted to share some of our latest pole photography and high dynamic range blending photos. The home is a little beach cottage across from the library, and not far from the ocean. However, it doesn't have ocean view. So, it was important that we show how close the home was to the water (walk to beach). We also need to present the home in a nice way since it is an Encinitas beach cottage. Boy have I been confused a bit about this High Dynamic Range merging stuff. I've been reading my new book, "The HDRI Handbook," and I now am beginning to get a handle on why the HDR images can look so, so good. But I thought I would share some of my confusion because I thought that maybe someone else was similarly confused. I've been playing with Photoshop's Merge to HDR where I converge 5 or more images into a single high dynamic range image (32 bits). Well, they always looked muddy to me. We had a bunch of paint at our house, and we decided to finally get rid of it. We knew there were hazardous waste drop-off locations for electronics, but we weren't sure about disposing of liquids. To our very pleasant surprise, we found out about Clean Harbors. (Phone: 1-800-444-4244) They have signed agreements with Carlsbad, Encinitas, Del Mar, Solana Beach, and San Marcos (I think). Just call the number, and they will come pick it up. There's a lot of talk these days about foreclosures, reos, and defaults. In an effort to answer our client's questions about what was going on in the market, we implemented Foreclosure maps, where we take the current data and plot it on the map. This allows our clients (and us) to visually see where the foreclosures are occurring to better understand the real estate market. People hear a lot about the climate in San Diego, but did you know that the west part of San Diego has FOUR climate zones? Depending upon where you buy a house, there can be substantial differences in your climate experience there, and things like air conditioning can matter in one zone and not another. Did you ever wonder why VERY VERY FEW real estate sites have really good lot/land real estate maps? This blog entry seeks to explain the problems and to give you some ideas on how you might solve them. Recently we implemented real estate maps with Lot/Land data pulled from the MLS RETS server. This had been a troublesome set of maps to create, so I decided to share some of my ideas with our colleagues on this. Earlier in the year, the rental market in San Diego thinned. We believe this was simply because many buyers were fearful of making a purchase because they thought the market might go down. Additionally, other people moving into the area could not buy because their previous homes had not yet sold. Consequently, many buyers decided to rent rather than purchase a home, and the rental inventory dwindled. This reduction of supply also resulted in rents going up. In some areas of Encinitas, a home that previously rented for $2200 in 2006 could rent for $2700 in 2007. This increase in prices (0 comments)

Many people relocating to the area want to know about the climate. They know that Encinitas and Carlsbad have a wonderful climate, but they want to know how close to the ocean they have to be to enjoy the coastal climate. For years we have talked about the various climate zones with an off-the-cuff kind of description. In response to these questions, we developed a map that shows the climate zone data made available from the County government. The map has the four climate zones of western San Diego clearly marked. In response to media coverage of the San Diego fires and the fires' devastation to homeowners, the SurfTheTurf.com Real Estate Team has combined various map data to allow homeowners to see fire zone risks, recent fire destruction, and climate zone data all on a single map. The Team has also released a prediction of possible high-risk areas that may be subject to devastation in the near future for current homebuyer consideration.
