blue mountain: Collingwood Soon To Be A College Town - 04/12/10 01:07 PM
Everyone has surely heard about the fall from grace of our local MP for Simcoe-Grey, Helena Guergis so we won't even go there.  One of her last acts before being expelled from the Conservative caucus though was to bring some very good news to our area.
Georgian College will receive an investment of $4 million for a new Collingwood Campus through the Federal Economic Development Agency for Southern Ontario (FedDev Ontario).  While Georgian has had a presence in Collingwood for many decades, it has been a part-time campus more or less with locations spread out around the town.  In a recent media release, Brian … (6 comments)

blue mountain: March 2010 Georgian Triangle Real Estate Market Report - 04/04/10 08:01 AM
The month of March proved to be strong start to the spring market and potentially a sign of having put the recession fully behind us - at least for now.
Sales in the Georgian Triangle last month reached the highest level on record for any March since 2004 with a total of 200 MLS® sales in all areas serviced by the Georgian Triangle Real Estate Board for all types of properties.  Of the 200 sales, about 135 were single family homes and 24 were condominiums.  There were also 25 vacant land sales.  The number of new listings also climbed sharply with … (0 comments)

blue mountain: Earth Hour Photos from South Georgian Bay - 04/02/10 10:00 AM
My favourite photographic contributor is at it again.  E.H. Scott,  a client of mine who lives atop the Niagara Escarpment to the south of Collingwood, sent these two photos he took on March 27th.  The first was taken at 20:53 in the middle of Earth Hour and, the second at 21:45, after Earth Hour had finished. You can clearly see that after Earth Hour, the glow in the sky from Collingwood - Blue Mountain is much greater.
According to the president of Collus (our local utility provider), Collingwood's consumption dropped 5.6% compared to 9% last year.  This could be due … (6 comments)

blue mountain: February 2010 Georgian Triangle Real Estate Market Report - 03/01/10 11:12 AM
Real estate activity in February in Collingwood, Blue Mountain and area continued to show recovery over the picture we saw one year ago.
Sales in the Georgian Triangle in February, 2010 were up 39% compared to the same month last year when we were in the depth of the recession.  There were 107 sales of all types reported in our area in February but this was still well below the 139 sales reported in the same month in 2008.  The number of new listings for the month declined by 13% over a year ago with 347 new listings in February.

blue mountain: Real Estate Market Forecast for 2010 - 01/06/10 02:08 AM
Trying to do a forecast of what is likely to happen in the real estate market in 2010 for the Collingwood, Blue Mountain and Georgian Triangle area is a bit like playing at a roulette table.  There are way too many strategies, systems, odds and lucky omens to consider.
I've spent the better part of the last week tabulating, reading, crunching, analyzing and surmising.  You've already seen the data from 2009 over the last couple of posts.  Below are some of the things I've been studying that will impact our market over the next 12 months or so.

blue mountain: What’s Happening With Real Estate Prices in the Georgian Triangle - 01/06/10 02:07 AM
Collingwood, Blue Mountain and Area Real Estate Prices Rising Again
First, a disclaimer:  Statistics can be dangerous things if they are not carefully and accurately assessed.  For example, our MLS® system uses average sale prices rather than median sale prices.  Neither is an exact science but when used comparatively, it gives us a general sense of trends only.  For example, the absence or presence of very low or very high-end sales can dramatically alter averages within small sampling groups.  Now having said that, I think we have a fairly safe picture emerging.  I've taken a look at the average sale prices … (0 comments)

blue mountain: 2009 Year End Real Estate Report for the Georgian Triangle - 01/03/10 11:25 AM
2009 Real Estate Market Report for Collingwood, Blue Mountain and Area
What a year 2009 was in the real estate market. It was somewhat like driving in a snowstorm trying to sense the road ahead and having to make adjustments with each new gust.
First, a quick explanation about the data to follow. The Georgian Triangle area traditionally includes Collingwood, Blue Mountain, Wasaga Beach, Clearview, Grey Highlands and Meaford.  The data collected by our Georgian Triangle Real Estate Board MLS® however, captures a wider area that includes towns on the edges of our typical trading area. As I know most of … (2 comments)

blue mountain: June 2009 Georgian Triangle Real Estate Market Report - 07/03/09 12:04 PM
The June stats are in and there are some pleasant surprises and some very positive news.  Look at this chart:

For the third straight month in a row, we saw the number of MLS® listings for the month drop below 2008 levels with 11.6% fewer new listings when compared to June 2008.  The BIG NEWS however is this... for the first time in 14 months, the number of sales for the month exceeded the previous year.  Yes, for the first time since April, 2008, the number of sales last month exceeded June '08 by a substantial 16%.
June also had … (4 comments)

blue mountain: Uxbridge Real Estate Agent Escapes To Collingwood – Blue Mountain - 06/25/09 12:44 PM
One of the things I've enjoyed most about being part of the Active Rain family is connecting with REALTORS® from all over the continent.  There's a dynamic, intelligent and caring community of people in our business and, I've always learned or been inspired by the posts I've read.
Two of the people I've had a chance to meet on a couple of occasions now are Kathy Clulow and her hubby Barrie from Uxbridge, Ontario.  Last week they made the very good decision (shameless plug alert) to  have a mini-vacation in the Collingwood - Blue Mountain area and we were able to get … (4 comments)

blue mountain: See Stars In Blue Mountain and Collingwood! - 03/29/09 03:47 AM
One of my clients sent me the most beautiful picture a few weeks ago and I'd like to share it with you.
These folks immigrated to Canada from the U.K. in order to improve their quality of life.  They bought a lovely rural property on the Niagara Escarpment just south of Collingwood in the stunning, Pretty River Valley.  Now, they take the time to smell the roses so to speak and, they notice things others may take for granted.
Case in point:  on a walk down their country road one night a few weeks ago, they took this picture which … (1 comments)

blue mountain: February 2009 Georgian Triangle Real Estate Market Report - 03/04/09 03:06 AM
The local real estate market for Collingwood, Blue Mountain and surrounding areas showed some minor improvement over the past month compared to the previous 3 months.  Overall, sales YTD are still well below last year by about 50% in the number of unit sales.
Following Januarys pattern, it was again interesting and slightly surprising to see that the number of new listings for the month was lower than in the previous year.  Typically, we expect to see an increase in listings during recessionary periods however, this decrease may signal general stability among homeowners not having to sell.
The following information was … (0 comments)

blue mountain: Georgian Triangle Real Estate Market Report: January 2009 - 02/05/09 08:26 AM
The local real estate market followed national trends by posting the lowest number of monthly sales in over a decade.  The 46 sales reported in the Georgian Triangle last month represents a drop of 59% over January, 2008 and is lower than December 2008's 53 sales.
One interesting and slightly surprising trend is that, for the first time since March, 2008, the number of new listings for the month was lower than in the previous year.  For the fourth month in a row, there was a tiny uptick in consumer confidence being reported and, the North American governments have both passed stimulus … (1 comments)

blue mountain: What's The Difference Between a Cottage And a Chalet? - 02/03/09 04:10 AM
A few weeks ago, I learned a lesson in the obvious.  It was a lesson about how easily we can sometimes take things forgranted.
While showing properties in Blue Mountain to some buyers who were here from Asia, one of them asked me what the difference was between a cottage and a chalet.  It seems that in our discussions and in her research about Ontario real estate, the two terms came up at different times and she was curious.
It got me thinking about how I intrinsically just know the difference but it was challenging to explain in a way that … (7 comments)

blue mountain: Wasaga Beach and Collingwood Posted Real Estate Price Gains in 2008 - 02/01/09 11:23 AM
Although it's now February, people are still asking about prices in our various neighbourhoods in the Georgian Triangle.  So, in the spirit of wrapping up the 2008 statistics, here is a chart showing the change in the average sale prices between 2007 and 2008 by area:
Please do remember that average sale prices can be skewed significantly by a few really high or low sales so they are not necessarily a fair representation of prices however, they do show the general trends by area.
Interestingly but not surprisingly, both Collingwood and Wasaga Beach registered an increase in values; even when I … (0 comments)

blue mountain: Looking For a Real Estate Agent in Collingwood – Blue Mountain? (Hopefully Not As Dull As It Sounds) - 01/31/09 04:01 AM
We interrupt his blog to bring you a little shameless self-promotion.
First, let us say that we love most of our fellow REALTORS® around here.  They are a good bunch.  But this is not about them (sorry guys and gals).
For a few years now, we've been working hard to keep you in-the-know about everything to do with Collingwood and Blue Mountain real estate or otherwise.  We've gone on ad nauseam about why you should use a REALTOR®.
Now, we present to you more reasons why you should use us, Marg and Chris, as your REALTORS® of choice in the Collingwood … (2 comments)

blue mountain: Here’s An Easier Way To Follow The Real Estate Market - 01/15/09 02:54 AM
I know that statistics and charts can be a bit mind numbing.  On the other hand, they are the story that we need to know telling us where we've been and where we might be going.
I like to watch certain stats in particular:  the number of new listings, the number of sales, the number of price reductions but most of all, the sales to listing ratio.  That is perhaps one of the better indicators of what is going on in the market.
Let me explain this little ratio thing.  It's calculated by dividing the number of sales by the number … (2 comments)

blue mountain: 2008 Year End Real Estate Report for the Georgian Triangle - 01/05/09 05:44 AM
After reviewing, crunching, tabulating and charting, I finally have a report to share on the 2008 Georgian Triangle Real Estate Board performance.  The Georgian Triangle area traditionally includes Collingwood, Blue Mountain, Wasaga Beach, Clearview, Grey Highlands and Meaford however, the data in some cases captures a wider area that includes towns on the edges of our typical trading area.
It's a tough undertaking to provide you with the fairest and most unbiased data because as Mark Twain once said, "Facts are stubborn, but statistics are more pliable." The outcomes change depending on the data used and variables like areas, types of properties, … (0 comments)

blue mountain: Marketing A Luxury Home in Collingwood ~ Blue Mountain; Part 3 - 10/27/08 06:03 AM
After looking at the basics of selling in the first two posts on marketing luxury homes, it's time to consider some specific actions.
We know that the single most important tool today is the internet. When a property is listed in the Multiple Listing Service, it automatically appears on the public site which is one of the most heavily visited websites in Canada. Listings will also usually appear on the Brokerage website and agents personal website if they have one. In most cases, all of these three places will have the same information but, it's just not enough for a luxury … (3 comments)

blue mountain: Marketing a Luxury Home In Collingwood ~ Blue Mountain; Part 2 - 10/27/08 05:38 AM
After you have established the right asking price, have prepared and staged your luxury home, it's time to begin marketing the home for sale.
Remember the question most sellers ask is "Will you advertise my home in the Globe & Mail?"  Let's think about that.  What we want to find is a suitable buyer.  Less than 5% of buyers can afford an upper-tier home and even fewer (less than 1%) of buyers in South Georgian Bay buy a property valued at over 1 million dollars.  Where are those buyers and how do we find them?
I can hardly imagine someone sitting … (0 comments)

blue mountain: Do You Rent Out Your Blue Mountain Condo or Chalet? - 10/03/08 06:34 AM
Many people who own secondary properties in vacation country like to rent them out from time to time to cover overhead costs associated with owning such a property.  That may get a little more difficult soon.
The Town of the Blue Mountains has been discussing the issue of short term rentals for some time now and earlier this year, they enacted an interim control by-law to allow some time for the study of this matter.
This week, a staff report came out with recommendations governing the licensing of short term accommodations and, from what I read, it will be VERY tricky … (1 comments)
