I was so happy to listen to this interview. Rates have been so low...it's ridiculous! What I really like is that it is very "matter-of-fact" and helpful. It talks about the amazing opportunity home owners and future home owners have to save thousand of dollars on the life of their loan and at the same time mentions how important it is to be cautious. Buying just because everyone else is buying could be a bad thing. If we could just see more of this...What do you think?

New FHA Appraisal Rules To Take Effect February 15, 2010
Effective February 15, 2010, loan officers will be required to order appraisals through the lender's list of vendors when originating FHA loans.
Somewhat like HVCC (not totally), loan officers will not be able to choose the appraisers they want to work with and order the appraisal directly.
It's not a bad idea to look at the HUD mortgagee letters to fully understand all the changes.

I'm telling you...I wish I was a first time buyer all over again! Don't take me wrong...I love my home and we're very happy here. But the thought of having a seller pay for my appliances and some of my closing costs as an incentive for me to buy a house is very tempting. It certainly wasn't this way when I bought mine. Houses weren't this low in price and my rate was 8.5% even with outstanding Fico scores and 20% down payement.

President Obama should be signing the extension and expansion of the first time homebuyer tax credit today as part of H.R.3548 - The Worker, Homeownership, and Business Assistance Act of 2009.

On Monday, October 12, 2009 Governor Schwarzenegger signed AB 957, The Buyer's Choice Act and it's now in place. The Buyers Choice Act allows by law the buyers of foreclosed (bank owned) properties to choose the title and escrow company in their transaction.

In big news this week, the Fed said that there won't be any additional Mortgage Backed Securities purchase on top of what they've committed to buy. Instead, they'll slow down on the purchase and extend it through the first quarter of 2010 in order to provide a smooth transaction back to normal market conditions. It's important to remember that once the Fed stops purchasing Mortgage Backed Securities interest rates will start climbing.
