Here is an entry in our MLS that shows substandard work.  As we all know, the MLS is a tool we use to communicate with one another in keeping track of the inventory we work with every day. 
Our MLS instituted a rule last year requiring Ownership to be filled in. Notice that this agent did not fill in the Ownership space.  From the price and condition of the house in this neighborhoood, and the low commission offered, I would guess this is an REO.If the house is privately owned, this agent is doing a great disservice to the owner/seller.

Ryan Shaughnessy, in St. Louis,  did some research about homebuyers using the internet to find homes for sale.  His post caused me to wonder how the results he obtained would compare to a search in our Kansas City area.  I started by doing a searh on Heartland Multiple Listing Service, the MLS for the Kansas City area.  Then I did a Google search of "homes for sale in 64113"; this is a zip code in Kansas City Missouri (MO).

Kansas City is located in Jackson County, Missouri (MO).  Other cities within, or partly within, Jackson County include: Independence, Grandview, Oak Grove, Grain Valley, Raytown, Lake Lotawana and Lee's Summit.
For the years 2002 - 2009.

Looking at the chart above, we see that the Average Sales Price for all homes sold in Jackson County, Missouri peaked around the year 2005.  I think we all knew this just as we all know that the average home price in zip code 64113 is significantly higher than the average home price in zip code 64030.

No, this is not an archaeological dig, although I've often thought that it looks like a Stone Circle. Nor is the photo out of focus; it's just snowing in Kansas City!
This is actually the Rose Garden at Loose Park.
