I was driving up the road today enjoying the seasonal views, which in the Hudson Valley means enhanced views of the mountains ... so much so that you have no doubt you are in a valley. Yesterday, I showed several homes in the same area, all of which are in the same price range and of the same architectural style. The area has a large inventory, so it is not uncommon to find three for sale on the same block. When a buyer can simply cross the road to find another home, you just have to consider the competition. Look at your local market. Not too long ago, it may have been feasible for a homebuyer to say, "Well, I really like the house; I can always replace the siding." It is one thing for buyers to be ignorant about building materials, but quite another for Realtors. If we take the time to do a bit of research before showing a home, we may have a better chance of selling it. Very often, I find myself explaining cedar-shake siding! I am not usually present when another Realtor shows my listing, but because I had not yet installed a lock box, I had the opportunity to be there.
