Sales were down by 38% in Far North Dallas in April. The average sales price was up by 13% and the median sales price increased by 7% as sales continue to be concentrated in the upper price ranges above $500,000.
The number of new listings declined by 5% while the number of active listings increased by 6%. At current absorption rates there is a 9 month supply on the market.
The pending sales number declined by 38%.

Far North Dallas continues to be one of the few bright spots. Sales were up 14% in March. The average sales price increased by 6% while the median sales price  was up by 9%.
The larger homes are still bucking the trend and especially those above $400,000.
The number of new listings declined by 9% but the number of active listings climbed by 3%.
We still have an over supply with the months of inventory standing at 7.7 months.
There was a drop of 13% in the pending sales numbers so we will have to watch for a potential drop in … (1 comments)

While sales were not great they still were up by 3%. The trend of higher prices houses selling continues! The average sales price showed a decline of 17% but looking back to the sales that occurred in January of 2010 we find that there were several sales in excess of $650,000. when you take these higher prices sales out of the mix it appears that the sales price was just about flat. The median sales price was flat.
The number of new listings dropped by 13% but the number of active listings continued to increase by 11%.

Sales were up by 8% in December! The average sales price fell by 31% but before you have a heart attack there is a reason for this decline. In December of 2009 there were 4 sales in the area above $1,000,000 and 1 of these sold for $4,000.000.  In December of 2010 there were no sales above $1,000000. When you take these 4 sales out and then compare the average sales prices you find that prices were just about flat.
The number of new listings were down by 18% but the number of active listings increased by 24%.

The Far North Dallas Area was one of the very few bright spots in November by going against the trend. Sales were up in this area by 15% and the average sales price was up by 5%. The median price was also up by 6%.
The number of new listings increased by 9 percent while the number of active listings was up by 23%. The increasing supply while good for buyers is not necessarily all that great if you happen to be a seller.
Pending sales were up by 31% which harbors well for next months sales.

Sales continued their slump in October being off by 21%. The average sales price showed a small decline of 3% while the median sales price was up by 6%. I know that's a little confusing but that's the joys of statistics. Seriously what it means is that a fewer higher priced homes sold in October that a year ago pulling the average down while a smaller number of lower prices homes sold bringing the median sales price up. Generally speaking prices are just about flat.

This report covers the area of Dallas north of LBJ and west of Coit Rd.
Sales were much better in this area of Dallas! The last several months have seen more buying in the large homes.
Sales were up by 1% but that's better than being down! The average sales price increased by 15% and the median sales price increased by 8%. Before getting to excited about these increases, you show know that the averages are being effected by a larger number of sales in the higher price ranges.

This report covers the area of Dallas north of LBJ.
Sales were off by 37% in July compared to a year ago. The average sales price showed an increase of 15% while the median sales price climbed by 8%. These increases are a function of more higher priced sales.
The number of new listings increased by 10% and the number of active listings went up by 23%. The months of inventory number now stands at 8.8 months.
The problem going forward is the drop of 34% in the pending sales. This is not looking good for next month.

This report covers the area of Dallas North of LBJ
Sales were off in June by 12%. We did see an increase of 16% in the average sales price and an 11% increase in the median sales price. this was not do to a general rise in prices but was caluse by more homes selling in the upper price ranges pulling the averages up.
The big problem is in the 54% decline in pending sales. this does not bode well for next month. We also say a 10% increase in new listings and a 21% increase in active listings. The current supply … (1 comments)

This report covers North Dallas north of LBJ.
Sales were up 49% in April compared to a year ago. The average sales price was down by 2% while the median sales price was up by 4%. The number of pending sales shot up by 68% which indicates another good increase for May. The number of new listings was up by 13% but the number of active listings only climbed by 3%. The months supply of inventory is still high at 7.6 months.
We do not know what effect the tax credits had on this months sales but next months pending sales … (0 comments)
