Short Sales-what can you expect when buying a short sale in N W Indiana?

Many clients see the ripe dangling fruit of  short sales and their eyes sparkle.  I'd like to put out a word of caution before you fall victim to your own imagination.  A short sale occurs when a home owner is in financial distress and he is asking his lender to accept less than he owes on the home as satisfaction for the debt.  Many buyers look at these homes in the MLS and see a cheap way to buy more house than they would normally be … (0 comments)

Contract signed and accepted? What Happens Next?
We've looked at all the homes for sale in NW Indiana and have finally found one that meets all your criteria.  Contract signed and accepted? What happens next?   I've prepared a list to give you guidance and eliminate some of the surprises.
1)  First you'll want to choose an inspector and set up the appointment for the home inspection.
2)   Second, call your lender and make an appointment to complete the loan application.  Don’t delay in getting all the information back to her.
3)  Call your insurance agent for home owners insurance.  Most people … (2 comments)

marilyntcom: What kind of single family home can be resold most easily in Munster, Indiana? - 01/04/11 04:41 PM

What kind of single family home can be resold most easily in Munster, Indiana?

Here is another client question that I thought might be of interest to others in NW Indiana.
1. What kind of single family home can be resold most easily? i.e.: 4 bedrooms with price of $150,000-$200,000 or $250,000+? Because I am not sure how long I can stay in this area. 2. If your listing price is $200,000, how much can I usually get it for finally?

To answer your questions I have run a report on homes sold over the last … (2 comments)

marilyntcom: Marilyn-How do you get paid? - 01/02/11 02:47 PM
What is a buyer's agent and how do you get paid?

In my dealings with buyers for homes in NW Indiana it has become apparent that not everyone understands just how the GNIAR multiple listing service works. I am going to try and simply explain how the system works from the inside-from the agents point of view-and see if it helps buyers understand "the system" a little better.

When a seller wants to sell his home he calls an agent to present and market his home.  The LISTING agent is responsible for the advertising, presentation, scheduling, etc. involved in getting … (0 comments)

Look out Bambi Man is at it again!!
While I am not a hunter I do understand the need to control the population of our wild animals-so ok. My issue is not with the hunting of deer but with living with them.  I live in NW Indiana just south of Chicago and it is in no way a rural area.  Going to and from my office I drive a strip of road that is two lanes with two turn lanes making it a four lane road.  Over the last several weeks I have had to stop to let assorted deer cross … (2 comments)
