Some renovations can significantly increase the market value of a home. Others can cost more than you’ll ever get back.
So, when choosing a “fixer-upper”, look carefully at the work that needs to be done.
General painting, and bathroom or kitchen renovations typically increase the resale value of a house. “Invisible” repairs such as plumbing, electrical, or heating systems do not.
Before you buy, work with your REALTOR® to develop a market value estimate of the house you are considering as though the renovations you’re contemplating are already complete.
If the math works, go for it. Buying a “fixer-upper” can be very rewarding.

When you’re looking for a home, chances are, you have a checklist of things you want. Two bathrooms… a finished basement… a great looking kitchen… an expansive deck…
But what happens when a home you see has a feature that doesn’t quite measure up? Perhaps the basement is poorly renovated. Or the kitchen is small. Or there’s only one bathroom. Should you say “No”?
Here’s something to consider: A home that has a few undesirable features will probably cost less. And, those savings may more than cover the costs of any needed upgrades or renovations.

Interesting thing is happening on the Mississauga Real Estate Market recently - flippers are starting to go after Condo Townhouses. Average sale price for freehold homes went so high, that now it only becomes affordable for a long time flippers and large contractors, with substantial downpayments, deposits and freedom to offer with no conditions.
Do you thing this fact discouraged first time flippers or first time buyers looking to buy, renovate and stay? No way! Now they are really looking into a condo townhouses market, and so right they are!
