realtors life: For Crying Out Loud, Just Say Something - 03/10/16 09:06 PM
We are all staring at our smart phones days and nights. From the age of 1 to the age of 99. The phones are ringing, beeping, and making all sorts of sounds to be noticed. So, why on earth don't we respond?
Why on the phone, via text or e-mail cant we be polite just like we are in a face-to-face communication?
You received documents, or information, or e-card - just say "thank you"!
Someone asked you a question - just respond something, acknowledge, tell them you are working on getting the answer and will get back to them later.
Your phone rings and you … (5 comments)

realtors life: Stay or move? How to decide - 03/04/16 10:45 PM
Do you sometimes review the real estate ads in your local paper? Do you drive by an open house sign and feel the urge to stop and check it out? Those are common indications that, at least on some level, you’re thinking about the possibility of making a move.
But how do you decide if you should actually move?
The first step is to consider whether there are any practical reasons to consider buying a new home. What’s pushing you in that direction?
Is your current home too small for your needs? Is the commute to work, for you or your spouse, too … (2 comments)

realtors life: Does Location Really Matter? - 02/20/16 10:38 PM
You find a beautiful home available on the market, but you’re not so sure about the location. Does it really matter all that much? Yes, it does. That’s why you’ll often hear REALTORS® say, “Location, location, location.”
The location of a home you’re considering buying will affect you in two ways.
First, it will affect the property’s future resale value, especially if the neighbourhood is becoming less desirable.
Second, it will affect your lifestyle. If the area doesn’t have the features you want — nearby schools and playgrounds, walking trails, proximity to activities that interest you, such as golf or theatre — you probably … (3 comments)

realtors life: Why You Shouldn't Touch a BRA on a First Date - 02/18/16 07:00 AM
You should never ever touch a bra on a first date. Or second date. May be on a third if you are lucky. And I don't care whether you are a dude or a gal, just don't touch it. Because you have no idea what you might be getting yourself into!

So, you just met. Or, no, you didn't even meet, you are just on phone talking, asking pre-qualifying questions and all you can think about is BRA! You think this is the coolest, the most desirable thing for you at the moment, but...Seriously, stop it! What if you or the … (5 comments)

realtors life: No Offense Meant, Home Seller, but some Buyers are Taller then You!!! - 02/10/16 09:46 PM
I am tall. Well, not super tall, just a bit taller then average. The problem is that I can also see higher then average. And I have quite a few buyer clients who are way taller then me and obviously they can see even higher. For some reason many home sellers expect their potential home buyers to be the size of a 5-year old. What makes me think so?

Well, of course, the way some home sellers clean and prepare their house for sale. Often enough the house is spotless and sparkly all the way up to about 6 feet. 6 … (50 comments)

realtors life: Open House Tips That Turn Viewers Into Buyers - 01/25/16 05:28 AM
What do you want from an open house? Obviously, you want to attract a lot of potential buyers — and have at least a few of them become seriously interested in your property.
So how do you make your open house as successful as possible?
You probably already know the basics: make sure your house is clean, bright and uncluttered.
However, there are some other open house success tips you may not know…
Get minor repairs done. A dripping faucet, a squeaky fence door, or a scuff on the wall may seem minor to you, but these problems can stand out like a sore thumb … (2 comments)

realtors life: Benefits of a “Moving Out” Sale - 01/01/16 06:27 AM
“Stuff” accumulates. It’s a timeless principle in every household. It accumulates. And accumulates!
Chances are, your basement, garage, and closets are filled with things you don’t want to have to pack and haul on moving day.
The solution? Have a “Moving Out” sale!
Expect a crowd. Bargain hunters love a “Moving Out” sale even more than a Garage Sale because they expect that prices will be lower.
Once you realize that you won’t have to deal with all that clutter on moving day, you’ll love it too.

realtors life: How To Handle Offers - 12/04/15 10:12 PM
You obviously have experience purchasing a home. But you may not have had an opportunity, yet, to be on the other side of the transaction: putting your house on the market and entertaining offers.
Offers, in particular, can intimidate first time sellers (even those who have bought and sold a few times). After all, the stakes are high. If you don’t accept the offer, deciding to counter-offer instead, the buyer may lose interest. If you take the offer, you may do so at a lower price than you could have otherwise negotiated.
Let your REALTOR® help you steer clear of both those dangers.

realtors life: Not-So-Obvious Home Staging Tips - 11/20/15 05:34 AM
When it comes to “staging” your home for sale – which basically means ensuring it looks clean and uncluttered – you probably already know the basics: clean the counters, vacuum the floors, mow the lawn, etc.

But there are some home staging tips that are less obvious, yet can help to sell your property faster and for a higher price. For example…
The Kitchen
Obvious: The stove, sinks and countertops should be spotless.
Not-so-obvious: The contents of your cabinets and refrigerator should be facing face forward.
The Bathrooms
Obvious: They should be clean and uncluttered. Have fresh towels hanging neatly on the rack. (The … (1 comments)

realtors life: Day 8, Selling a House - Office Remodelling - 05/07/15 12:55 AM
For heavens sake, how many cords do you need to set up one home office? It took me an hour just to get all of these disconnected, I wonder how long would it take my husband to put it all back together.....

Oh, did anyone notice that the picture was upside-down? Such a wire-cord mess you cant even tell. Well, once the office is all done, we will only have kitchen left on the main floor and then we can move below the ground. I have a bad feeling thought, that the kitchen will take forever.

Meanwhile in my garden.... Sometimes I … (0 comments)

realtors life: Hey, You! - Take Your Shoes Off! - 05/05/15 03:01 AM
As I already mentioned on FB yesterday, I had the most silly experience with the Home Seller yesterday. While myself and my buyer client were touring the house, home Seller grabed our shoes that were left by the front door and parked them outside the front door, right on the busy sidewalk in downtown Toronto.

While some of my friends thought it was a pure outrage, I find it kind of funny, especially considering the fact that the house was not clean at all and we should have just kept our shoes on.
Now, this is what I wanted to discuss for the … (70 comments)

realtors life: Weather is not my best friend today - 12/02/14 02:04 AM
I am running out to do the photo shoot for a new listing and it is way too dark for the outside pics...
Just a quick tip for the home sellers looking to sell during this unstable weather season - grab some photos of your home exterior when it is sunny! In a meantime we will have to work with what we have. Come back to see the new listing details tomorrow morning!

realtors life: Delusional Home Buyers - 12/02/14 12:03 AM
Trying to get the best value for your dollar is great. Maximizing return on your investment is always the way to go with Real Estate. But doing some reality check would not hurt either. Where is that edge that keeps a home buyer from becoming optimistically delusional?

I got a phone call on a weekend from a first time home buyer:
- I need to get a condo south of Lakeshore, do you have anything available?
- Yes, I do. There are a few condo appartments and some condo townhouses available for sale in Long Branch. What specifically are you looking for?

realtors life: Crappy MLS Listings - to Serve Your Client Better - 10/01/14 08:28 PM
I am in a nasty mood today. I am in a nasty mood because I fail to get it - how some of my "collegues" could be so ridiculously unprofessional and still not get fired. The only reason I can think of is beacause they don't charge much. And clients get what they pay for. It is pretty much like ordering a coffee at Starbucks and leting barista spit in your cup so that you can only pay half of the amount. Oh, well, here they are - the listings, great marketing tool!

realtors life: Volunteering for Pan American Rhythmic Gymnastics Championships finals - 08/22/14 09:28 AM
They say - beauty will save the world. I would add sport. Sport and beauty will save the world, stop the wars, depression and crime.
What an amazing day today volunteering with Anna and Alisa for Pan American Rhythmic Gymnastics Championships finals at Hershey Center! It was a first time for us attending a competition of this level, and I shall say organizers did a tremendous work - decorations, schedules, stuffing - all was of the highest quality.

We would like to congratulate Patricia Bezzubenko, who was representing Canada, with 2 golds - ball and hoop, one silver  - clubs and getting … (0 comments)

realtors life: What Kind of Agent Are You? - 08/18/14 11:21 AM
I was dropping a deposit cheque at one Mississauga brokerage today. Got into the elevator with young fellow, looking stressed and exhausted - two babies, one in a stroller, one wrapped around his neck.
I was pretty sure he was heading to the doctor's office on the same floor, but to my great surprise he walked towards the same door I was aiming for. It appeared he was also delivering a deposit cheque for the home him and his wife just bought. Cheque was certified but the brokerage name was misspelled. Kids were crying as the receptionist was trying to explain that … (3 comments)

realtors life: Pink House - Story Continues, and truly amazing it is! - 08/17/14 12:57 AM
After the story of the pink house was published earlier this year, I received an e-mail that reads as following:
"Hey Marina:  Came across your blog, nice to see my family's house THE PINK HOUSE included with such odd and widely spread out property.  I am the builder's great great grandson, my family still owns the house and I was just there for a visit last week!
The real story of the house is as or more interesting than the fictions that surround it"
The writer's name is Jay Woelfel and he kindly agreed to share the true story with you, my friends! Grab … (2 comments)

realtors life: Gotta Love My Name - Free Advertising Everywhere - 08/15/14 02:57 AM
I wonder when my parents were picking a name for me, did they know how much advertising I will be getting in Toronto and Mississauga? City just comes and places those banners, stands and signs everywhere. And they charge me nothing. Poor real estate agents in my area, they have to try so much harder to be famous, lol

So, if you have a question - you ask it here!

realtors life: Choosing a Roof Repair Company - 08/13/14 10:37 PM
Ok, this is official - we need to get our roof done. Last week my husband made me climb up there and it looks like a complete disaster. I don't know any decent roofers personally, so here is what we did...

1. Called friends and family
2. Checked with my business partners and some clients
3. Googled
4. Researched websites of folks that got recommended
5. Made a list of 6 companies that looked decent and called all of them.
Results:
3 out of 5 did not answer the phone. 2 out of 3 that did not answer - did not have a voice mail! Left a … (0 comments)
