tips: The Advantage of Getting Pre-Approved - 11/28/15 10:47 PM
One of the best things you can do to ensure you get the home you want is to arrange for financing before you go shopping. This is often referred to as getting “pre-approved”.
Getting pre-approved simply means that your lender has calculated how much of a mortgage they’re willing to offer you, depending on your down payment and current financial situation.
There are two advantages to having a pre-approved mortgage. First, you know exactly what you can afford when shopping for a new home. Second, when you make an offer, you’re likely to be taken more seriously.

tips: Fresh Air Sells - 11/23/15 07:54 PM
The problem with household smells is that we get accustomed to them… when they are in our own homes. However, it takes just a few seconds in a stranger’s home, to know if a smoker lives there. The smell is in the air!
So when you put your home on the market, think about the common smells you might have lingering around your property. Remember, you may no longer notice them, but a prospective buyer will. These may include:
A diaper bin in the baby’s room Kitty litter Model making glue Paints, even if the cans or tubes are closed tightly Food. … (1 comments)

tips: Why You Should Order Your Own Credit Report - 11/22/15 08:15 PM
“I don’t have a problem with credit,” a potential new home buyer says. “I pay my bills on time. I never have trouble getting a loan.”
That may be true. However, according to several surveys, most people are surprised by at least one piece of information in their credit report. And it only takes one derogatory item to create an obstacle to getting the lowest mortgage rate possible, or even getting a mortgage at all.
That’s why it’s important to check your credit report before you shop for a new home. You will then have the opportunity to deal with any unexpected issues.

tips: Not-So-Obvious Home Staging Tips - 11/20/15 05:34 AM
When it comes to “staging” your home for sale – which basically means ensuring it looks clean and uncluttered – you probably already know the basics: clean the counters, vacuum the floors, mow the lawn, etc.

But there are some home staging tips that are less obvious, yet can help to sell your property faster and for a higher price. For example…
The Kitchen
Obvious: The stove, sinks and countertops should be spotless.
Not-so-obvious: The contents of your cabinets and refrigerator should be facing face forward.
The Bathrooms
Obvious: They should be clean and uncluttered. Have fresh towels hanging neatly on the rack. (The … (1 comments)

tips: Don’t Forget To Get What You Want - 11/13/15 10:44 PM
Shopping for a new home can be a dizzying experience. There are so many things to think about, it’s all too easy to lose focus on the most important consideration of all: getting the home you really want. Here are five questions to keep front-of-mind:
Is it located in the neighbourhood I want? Where a property is located can have a dramatic impact on how much you enjoy it. Make sure the neighbourhood has the characteristics you’re looking for.
Does it have the look I want? Looks aren’t everything, but they are important. A good looking property, inside and out, can make living … (0 comments)

tips: The Benefits of a Less-Than-Perfect Home - 11/10/15 09:19 AM
Do you have a clear image of your perfect dream home? Have you made a list of all the features it must have? Will you walk away from a property that doesn’t have huge mature trees in the back yard, or a wrap-around deck, or a large country-style kitchen, or comfy sunken living room? (Or all of the above?)
It’s okay to have a wish list of features that you want in a home. In fact, it’s a very good idea. It will make shopping that much easier. Plus, you’ll increase the chances of finding a property you like.
But it’s also important … (2 comments)

tips: Don’t Be a Victim of Home Improvement Scams - 10/05/15 11:46 AM
There are lots of reputable home improvement businesses that rely upon “person-to-person” marketing to get new customers.
Unfortunately, there are also some undesirable contractors whose plan is to relieve you of your possessions and/or money while performing substandard, overpriced services that are void of any guarantee. Below is a short list of uninvited proposals you may encounter. Always remember that if you didn’t ask the sales representative or contractor to come to your home, you should exercise caution when providing personal information or access to your home.
Painters, window cleaners, carpet cleaners, etc. Lawn and yard care services Roofing and other repair … (2 comments)

tips: 5 Questions to Ask Before You Hire a Home Inspector - 09/14/15 08:13 AM
Hiring the right home inspector is important. After all, you want the inspection to leave no stone unturned when determining the condition of the house you are considering purchasing.
Unfortunately, the professionalism and range of services vary widely in the home inspection industry. So it pays to ask the right questions before you choose. Here are a few suggestions:
“What does your inspection cover?”
A home inspector should be able to present you with a detailed list of what is covered in the inspection. Don’t settle for a vague verbal promise like, “We check everything top to bottom.” Get it in writing.
In addition, you … (2 comments)

tips: Day 5, Selling a Home - Not too Much of a Progress - 05/04/15 06:20 AM
Very disappointing day - we were so busy with work and kids that did not get much done, and the time is pressing...
Dining room is done, now living room turned into a disaster.....

This is quite a peculiar thing with home renovations - and not many are ready for it - once you miss a day out of schedule, there is a huge possibility that entire schedule will go down the drain....
Hopefully tomorrow will be more productive....

tips: Day 4, Selling a Home - What Do you do with Your Unused Paint? - 05/02/15 04:27 AM
I found tons of unused paint in the closet - anything from half can to 1/8 of can in various shades and colours. What do you do with all the treasure? Cant just  throw it in the garbage, as household paint is considered toxic waste, so had to find a drop off facility - everything has to be a challenge....

There is a city program called "Orange Drop" - here is a quick link for you! You could always go there, enter your postal code and a type of hazardous material you have to get rid off and it will give … (2 comments)

tips: Day 3, Challenge 1 - Selling a House - Light Fixtures - 05/01/15 03:02 AM
I will never grow tired of saying how important is installing good light fixtures in getting the best price for your home. Light fixture does not have to cost you a fortune, it just has to serve its purpose - bring light inside the room.

We had a very cool and unique chandelier in the dining room. It was also old. And it was burning light bulbs like crazy. And I am still positive that the ginny will come out if you rub it. But now it took its honorable place outside the house.First picture - is a new one. Now you … (0 comments)

tips: Day 2, Challenge 1 - Selling a House - Lets Start Staging - 04/30/15 02:47 AM
Can you believe that my tiny lady style car could fit the entire dining set? I am still shocked.

Sometimes owning a camper car comes in handy outside the camping. My dining room is almost ready and it was a time to bring in some decent furniture.  By the way we never had a formal dining room - just did not need it. Kitchen is our favourite place to hang around - ask all the folks who used to visit me for a bottle of beer, slice of cake or cooking class. But for the sale we decided to have a … (0 comments)

tips: Day 1, Challenge 2 - Buying a Home - 04/29/15 12:40 AM
A wise person was who said you should not look for the house to buy untill you sold your previous one....

Of course, why would we listen? Went house hunting yesterday - saw three homes.
Number 1 looked like million dollars inside, but outside..... three streets down from the raildtracks and yes, you can hear every train, landscaping - ouch, ouch, ouch, and on top of everything - bus stop right in front of the house. I shall say, that the listing agents did an awesome job creating a broshure for the house - looks like a million dollars too
Number 2 - east … (0 comments)

tips: Day 1, Challenge 1 - Selling a Home - 04/29/15 12:34 AM
This is all fun stuff when you are helping someone to sell their home, but when it comes to your own - oh, my!
We were in the this house for almost 8 years and it is getting a bit to small for the kids who keep on growing, besides it is way too far from the swimmig pool where my eldest baby practices 9 times a week. Long Branch is not what it used to be, old city charm is going away and this morning I got another reason to get out of here - St Paul's Church of Long Branch … (0 comments)

tips: A Few Words on "Clicks" When Buying Your New Home - 02/20/15 06:43 AM
I have heard so many times from the buyers: "When I see the home I like, it will "click" and I will know it is mine". These buyers are looking at home after home after home and often the "click" never happens.

My explanation to this is quite simple - unreasonable expectations. Falling in love with the house way over your budget is easy. Being ready to love what you can afford is a hard work.
I always tell my buyers - don't wait for the "click", think about the steps you could take to make it "click" for you. … (2 comments)

I am running out to do the photo shoot for a new listing and it is way too dark for the outside pics...
Just a quick tip for the home sellers looking to sell during this unstable weather season - grab some photos of your home exterior when it is sunny! In a meantime we will have to work with what we have. Come back to see the new listing details tomorrow morning!

tips: 7 Things to Consider When Choosing a Neighborhood to Live In - 08/21/14 04:48 AM
Whether you are looking to buy or rent, choosing the neighborhood that works for you would be one of the first things to do. There are quite a few factors to consider beside geographic location and we will look into 7 that in my opinion would influence the quality of your life the most

1. Property ValuesThis one is the first one to consider and compared to others is pretty straight forward - which neighborhood could you afford to live in. Many neighborhoods in Toronto, Mississauga and GTA have a good mix of homes to satisfy a price range from 300K and … (1 comments)
