marin realty experts: Marin Home Prices Advance Another 10% - 01/12/18 12:58 PM
Marin closed out another year with higher home prices. Single family homes were up 10% from a year ago and condos were up 7%. Prices in a number of markets, though, were down from the previous quarter, which is not unusual during the 4th quarter. 
Homes sold on average for 3% over their list prices.
 It remains a Sellers Market in homes priced under $1,250,000.  The segment above $1,250,000 remains a Balanced Market.

marin realty experts: Marin County Real Estate Update - Q3 2016 - 10/14/16 05:00 AM
Prices for single family homes in Marin took a breather over the summer, with the Median Price dropping by 4%. There typically is a slump in prices after a spring run up, but it may be that we have reached the limit of affordability for many buyers. Condos prices, on the other hand, crept up by 1%.
In a big change from Q2, when homes were selling on average 4% above list prices, this quarter, they sold 10% below list prices!

Soaring prices are leaving fewer homeowners owing more money than their properties are worth, bringing them off the sidelines of the nation's surging housing market and offering relief to buyers who are frustrated by bidding wars. As more homes are put up for sale, price increases are expected to moderate.

marin realty experts: Anatomy of a Short Sale - Part 11 - 04/08/09 07:49 AM
Here's what's been happening on this short sale (see prior entries for the whole story): I received a call on Thursday, April 2 from Marjorie, Countrywide's "second phase negotiator" asking me to fax her a copy of the HUD1 closing statement showing the amount ($3000) that the first lender (Chase, via Select Portfolio Services) would offer them to settle. I faxed it to her along with the Chase's approval letter and thought that I might get final approval from her later that day.

In a post dated Jan 23, 2009, I described a 1BR condo in Benicia, CA that I listed for $115,000. The seller paid $312,000 and owes nearly that amount since she purchased it with nothing down 2 1/2 years ago.
