I just posted a 3BR/2.5BA townhome rental in San Rafael on Craigslist for $2300/mo. In the space of a couple of days, I've had 9 showings and 3 applicants. It has a 2-car attached garage, A/C, a deck and backs to open space. It's well maintained, but in original 1973 condition. It shows that there is a strong demand for such a rental in Marin County. A client of mine has just purchased a 4BR/2BA single family home in Santa Rosa. He put a sandwich board outside with a "For Rent" sign and he immediately started getting calls from prospective tenants. Without placing a single ad on Craigslist or anywhere else, he had tenants to choose from, and has selected a family that is ready to move in immediately. I have a client that sold an income property and wants to do a 1031 tax-deferred exchange into a property in Santa Rosa, CA. He has $200,000 of gain that he needs to defer and so we have been looking for a rental property in the under $250,000 range.
