I am in real estate just turning my 4th year this year, I have already seen lots of changes in this business.  I got in the business in 2007, when things started to turn upside down, then it went for the worse.  Even the mentality of the public has changed so much in the last few years just amazed me.

Getting a loan approval nowadays is almost like hitting a jack pot of some sort.  If you are one of the 'lucky' participants who got yourself a loan pre-approval, I want to congratulate you for doing all the right things to earn this gold ticket, the pre-approval letter to buy a house.

As a real estate agent, I have heard of this many many times from a buyer.  And as a buyer, why would you want to spend your time and energy to do all the researches and find out you may be 10 points away from 620 credit score (minimum required credit score) to get a loan approval?

Despite of all the information we can get from the Internet, we can Google anything on earth, we try to educate our buyers what to and what not to do.  Sometimes they still prefer to go their way and get themselves into some kinds of mess:

Tax credit has already expired on 4/30, it may affect the business a little, but it will not put a stop to it.  Why?

 "Zero Down Payment" ,"Move in for Nothing" sounds very attractive to buyers, isn't it?  But Buyers, there are some expenses for you when purchasing a home before closing, so don't take "Nothing" literally.
These are some examples that you will/may need to pay:

With mortgage regulations tightened up, need better credit score, it is not trying to scare buyers away......On the contrary, it is trying to encourage and remind consumers to save more and improve their financial status.  It takes effort and time to achieve what we want in our life, it is hard work, but it will be a reward.
